During the six months I stayed, the apartment manager was very responsible and solved the tenant's problem in time. The apartment will also hold activities, such as China's New Year, Christmas, Halloween and Easter, which will be decorated in the lobby.

The transportation and life around the apartment are convenient, including supermarkets in China and Britain.

How has the building management responded to any problems or issues you have raised:

The apartment manager will respond to my questions positively and promptly.

Lease duration, rent, deposit refund time, surrounding environment, traffic, and surrounding safety

Since Sienna house is situated at a relatively high landscape. Most of the flats have good views. My flat has a panoramic view of the whole central London. It is very fantastic to see the firework at every festival night, especially the Bonfire night. Besides, the newly designed building is especially warm in winter. Next, the security is good. Last but not least, the management team is nice and helpful. It is a fabulous experience to live here.

In general, among different apartments for lease in Sutton, Sienna house is the best place to live. Its location is wonderful. The Sutton train station and many bus routes are within minutes' walk. The nearby high street provides everything in the daily life.

How has the building management responded to any problems or issues you have raised:

They usually give prompt reply. Last time, the manager replied my email even after office hours.

Please share one thing (or more) which you wish you had known before you moved in:

The panoramic view of the whole central London. It is very fantastic to see the firework at every festival night, especially the Bonfire night.

Good looking but bad management

Bad management. - no hot water over a week in the cold 2022 winter - maintenance for fixing hot water while we are out of town caused hot water to run for days. The hot water caused >£500 in our utility bill. we asked for covering up the bill and building manager only said they'd punish the out-source plumber vendor. no promise and no repayment of the bill for 5 months (1 month after we moved out) at the time being. - water tank broken in 2023 May, water dripping in flat and flooding in reception. - Lift outage in 2021 / 2022 multiple times. Each time last more than a month.

Please tell us about the good and bad aspects of living in your local area:

Less than 20 car park space for 166 flat. Noisy railway maintenance every night. Close to high street where there are a variety of shops.

How has the building management responded to any problems or issues you have raised:

Responsive when things can be fixed by in-house maintenance team. Otherwise deny responsibility and ignore us when no excuse.

Please share one thing (or more) which you wish you had known before you moved in:

Be aware of any maintenance that might cause you lost. Don't expect they pay back.

it’s disappointing!

this is my third review of Sienna House, unfortunately, the building situation is so disappointing these days, the new management team couldn’t manage the building properly, one of the lifts is not working (more than two months!!!!) and just one of the lifts has access to the basement if you want to go to the refused room or parking area and I believe two lifts is not enough for 165 flats and we have to wait for a lift most of the time, they don’t arrange for cleaning the building properly and I have mentioned the problems to the management several times they asked me to send them an email and I did it but nothing is changed, they don’t clean gym properly and there is dirt everywhere!! I have shown them personally but they don’t care and after weeks everything is the same!! And it’s so disappointing, They are not only fixing the problems but they increased the amount of rent at the same time! While you can rent a flat in a new brand building in the same street cheaper…

The location of the building is so good close to high street that you can find many restaurants and bar and shops, you have access to bus stops and train station by walk just a few minutes, there no bin collection

How has the building management responded to any problems or issues you have raised:

Very poor! I believe they don’t supervise the building properly and they don’t respond to any problems or issues I have raised till I ask them next time, finally they said we have forwarded everything to Savills (landlord) and we can’t do anything more!

Please share one thing (or more) which you wish you had known before you moved in:

I have rent the flat furnished but the bed size was not suitable for me 140*190cm while I am a tall man and when I asked to change it they couldn’t manage it!

Nice apartment very closed to station but price little bit expensive

The location of this residential building is good. As the building is new, someone who likes a new built home may love it. However, there are still some drawbacks for a new built, occasionally there was water leakage in particular flats. The rental fee is little bit expensive and you will need to pay 100 extra pounds for basic furniture such as sofa, dining table and beds.

Please tell us about the good and bad aspects of living in your local area:

The location is just 5-minute walk from Sutton station, it's also closed to high street with 5 minute walk. The building is new. The staff is always busy and hard to get a reply when you send an email. The rent is expensive.

How has the building management responded to any problems or issues you have raised:

It takes few days to receive the reply from building management.

Please share one thing (or more) which you wish you had known before you moved in:

I still recommend someone who likes new built and want to move it quickly. But you need to take the staff service and price into consider.
