Excellent design, lovely gardens, solid high quality fencing and a drive that fits two cars, just had a few snags but getting them rectified was a nightmare, I had to ring 3 or 4 time's to get anything done, but have to put this down to covid.

Good transport links, not great for local shop as it's 30 minute's walk away. Quiet location

Problems resolved after numerous attempts to contact customer care

Not high priority but you have to get an aerial fitted

Nice rural feel with value for money

The wooden fencing that is used around pond area and various bits around the estate is unwelcoming and cheap looking compared to site next door. The start of the estate is poorly designed. In the least snobbiest way, upon driving into the estate you are faced with social housing. We don’t have an issue with social housing which is why we went for a new build. Although many of these tenants have extremely long grass and rubbish on property. They are also often stood in the street in dressing gowns and smoking. The properties are nice but maintenance let’s it down. There are some lovely social housing tenants but this was poorly planned by Lovell and is not initially inviting whatsoever. However, as you move through the estate it does get much nicer. There seems to be less rubbish and better kept gardens further in which makes all the difference. We love the trees and greenery something which a lot of new build sites are missing. There is a park for the children, however the bins are often overflowing and the grass around the park and site isn’t kept on top of by RMG which is the maintenance company you have to pay for. For the price you pay, you would expect grass, bushes and site overall to be kept in better condition. This is a huge shame and could be easily rectified.

Please tell us about the good and bad aspects of living in your local area:

We love the rural feel, yet we are minutes away from town centre, doctors and local supermarket by car. The estate isn’t noisy at all with local traffic. A massive gripe of mine though is the parking. The start of the estate is often double parked during the week due to builders and other contractors when the estate is finished I would imagine this will no longer be an issue.

Please share one thing (or more) which you wish you had known before you moved in:

Get a snagger! Next time we buy a new build we are going to invest in one. How poor management company is. Our estate has the potential to be more attractive if maintenance was carried out more frequently (bins emptied, grass and weeding done). Finally how long the unsightly metal building fence would be kept outside our house. 2 years on and several emails to customer care and it’s still not been moved. They aren’t building near us anymore either.

What is the best feature of your home:

We got a great price for the size of our house and garden. We also have a lot of land too. Other developers don’t even come close in terms of value for money - thank you Lovell!

Good but could be better

Our house is lovely and we love the design of it. Site managers have come and go which has led to ongoing problems with the length of time snags take to get fixed. Site upkeep is poor and has only just started, 2 years after moving in. Comparable site next door is much better maintained.

Good area with access to motorways etc. Social housing looks scruffy and residents don't look after their properties.

Social housing situation and site maintenance that is almost non existant

What is the best feature of your home:

Size and design of our house is great for the family.

Lovely place to live

The design of my house is just right for me, a 2 bed semi that fits 2 cars on my drive. The back garden is large with plenty of room for outdoor furniture or even to add a conservatory. The building management is good with no problems with building traffic while new houses are still being built. Waste facilities are just to be as expected.

Please tell us about the good and bad aspects of living in your local area:

Plenty of shops and restaurants in the centre of Leyland around 15 minutes away. Has been some antisocial behaviour but have heard the the housing association has swiftly dealt with it. One or two motetbikes on the estate that can be a bit noisy. No problem with parking and bins collected without any problems. Living here feels quite rural, being on the edge of Leyland

Have a survey done even on a new build Ask where the rented houses are located

What is the best feature of your home:

The design and location of my house are the best features, it feels quite rural but not far from the centre of Leyland

Could be better without the social housing

It started off with being a nice quiet area but as time has progressed I'm looking to move away as soon as possible mostly because of the antisocial behavior, e.g loud music, drugs, rubbish and toys left on the public areas and front gardens, rubbish bins left outside overflowing, cars, bikes and even quadbikes are raced around the estate id also like to add that my suspension on both cars has needed to be replaced since living here because the curbs to get into our drive is too high

Good access to transport links and shops and a lot of green areas, the bad points apart from what I've already mentioned are the open plan front gardens leaving neighbours to walk across our drive and garden

Wish I'd of know how antisocial the area was going to be

What is the best feature of your home:

Energy efficient, own drive, nice sized back garden
