I am very happy with the design of the house we live in, and the development itself. The rooms are well insulated and designed, although the entrance area of our home could be bigger. The property is set on a relatively quiet street with a nice grassy area and path in front. There is a netted football goal further away on the estate for kids to play, besides a tree-laden area for walking dogs and such. The building/property management is OK, we have had a few issues with cracked sills and lifted LVT flooring that has taken a bit of effort to organise with them.

Please tell us about the good and bad aspects of living in your local area:

There is a lot good about living in this area. There is a rail station whichis a big selling point, and also two decent grocery stores in Coop and One Stop that are fairly close to each other. There are a couple of good pubs in The Anglers and Sun Inn, and a number of good takeaways including Smith's Chip Shop. Living on our street is fine, there is some noise in the daytime that will probably be hugely reduced when all the building work is completed. No problems with bin collections or anti-social behaviour.

How has the building management responded to any problems or issues you have raised:

As I wrote above, there have been a few issues with property management with regard to damaged sills and lifted LVT flooring. The process is ongoing with the latter, and getting the faulty flooring replaced.

Please share one thing (or more) which you wish you had known before you moved in:

I wish we had known that there was going to be a few houses built just outside the close and development to the right, where a house has been demolished and work is ongoing on several others now.

Nicely landscaped areas. The design of the houses and layout makes it feel village like, houses are not packed in. Houses look different and not too samey. No social housing or affordable homes on the Taylor Wimpey site as the Lindum site opposite filled the criteria.

Each house has adequate parking to reduce on road parking. Lots of nice dog walks in the area. Quiet and peaceful area.

Ask what incentives are available in the plot(s) before reserving.

Please share one thing (or more) which you would change about your development:

I would like to have had the option to add a personnel door into the integral garage.

Lovely houses. Lovely development plan (when it’s finished) green space and soakaways are all well landscaped. House designs are great and we were lucky with the plot we got - huge garden! Estate is located in a very sought after area and tucked away from the main road.

Lovely estate in a rural location. Lots of lovely dog walks, great facilities nearby, and community.

How has the building management responded to any problems or issues you have raised:

Quick at responding to any and all requests during our snagging period. Well built houses and aftercare is good too.

Ask about plot incentives to ensure you are adequately incentivised before signing on any plot.

The shops are only a five minute walk from the home which is also surrounded by for takeaway shops. Round the corner from me is the doctors which is very handy as it only takes 30 seconds to get to. My street is very quiet the bins are always out on a Friday no parking issues no nothing

In my opinion the local amended Tis I’ll brilliant. There is a wide range of shops and take out options. The The shops are only a five minute walk from the home which is also surrounded by for takeaway shops. All properties spaced apart well, unlike some other developments. Houses a nice distance from the road with landscaped front gardens. Nice open spaces to look out onto. No park for children yet as this is being built by neighbouring developer. Builders and contractors are friendly, most issues have been fixed very timely although some not so.

Please tell us about the good and bad aspects of living in your local area:

Great local amenities, including food shops, takeaways, butchers etc. All within walking distance of development. Train station and buses with great connection links from the centre of the village, easy to get onto main roads into city centre and wider afield. Parking availability on street is great as all properties have large driveways, meaning there isn't much need to park on roadside. No anti social behaviour or traffic noise.

How has the building management responded to any problems or issues you have raised:

Quick to respond to initial requests/issues but have been slow in recent weeks as more properties have been moved into. All contractors have been great and very helpful.

Please share one thing (or more) which you wish you had known before you moved in:

I wish we had spent time looking for snags in the first few days properly so that they didn't appear to us when too late to highlight cosmetic issues
