The management and service of this building is quite slow, if you report some issues to the service team, they usually take a long time to sort it out, that is the disadvantage they should improve in the future. There is no resident's gym and concierge for this development, but you can easily find the bargain gym close by, such as the gym, pure gym, and Lewisham leisure centre just opposite the building.

Please tell us about the good and bad aspects of living in your local area:

The location of this development is very convenient, it locates literally just opposite the station, and the high street of Lewisham is 5-10 mins walk from the development. Tesco and ASAD supermarket is also 5 mins walk. There is no parking built inside the development, but there is a lot of public parking nearby, so if you have friends to visit you, it's not hard to find the place to park.

Please share one thing (or more) which you wish you had known before you moved in:

It's one the highest building in Lewisham area, so if you live in the higher floor, you can enjoy the London view and sunshine at your own place.

What is the best feature of your home:

Great view, good location, nice design of the building.

Generally the fixtures and fittings, including bathroom and kitchen appliances etc. are of a good standard (Bosch appliances and washing machine). Living in a 1 bedroom apartment, it is generally spacious compared with other similar blocks. We were promised a concierge when we bought the property, but this frustratingly has not materialised (and arguably is false advertising!). As a result, packages being lost/stolen is fairly common given the shared entrance/lobby with Fizzy Lewisham and also with the area being visible by the public walking past. Service charge is overly high given the lack of amenities - no concierge, no car parking, no gym. The communal rooftop area is rarely used. There is literally no car/van drop-off point for deliveries or for moving in/out which is highly inconvenient and needs to be addressed. Building has historically had a poor management company (currently Savills) which do not offer a good quality service.

Please tell us about the good and bad aspects of living in your local area:

The location of the building is by far the best feature of this residential block. The transport links with direct trains to London Bridge, Charing Cross, Victoria and Cannon Street makes it easy to commute into central London and the DLR station is very convenient to access South/East London. The development is also very close to a wide range of supermarkets (large Tescos, large Sainsburys, large Asda and small M&S) all within a 5-10 minute walking distance. Lewisham town centre, 5 min walk away has everything you need in terms of post office, bank, dry cleaners etc. The development is right next to (literally on top of!) the DLR / National Rail station so the noise levels are high, but the sound proofing is generally good and you will get used to the noise such that it doesn't really bother you. There can be a lot of siren noise as the Police station is 5 mins away and also Lewisham hospital is a close by. We haven't had too much issues with noise and its a fair trade off compared with the convenience of leaving right next to a station.

How has the building management responded to any problems or issues you have raised:

Building management has generally been poor and lack value for money.

Pet friendly and spacious, some issues with building quality

The building is nicely designed and my apartment is of an okay quality. I’ve had some issues with cheap floor boards, sideboards denting, and the hot water randomly turning off but the development is pet friendly and spacious which is one of the main things that drew me here. Building management is also very friendly.

Please tell us about the good and bad aspects of living in your local area:

There are lots of green spaces nearby which is a huge positive. Unfortunately the area can get a bit dodgy at night when I’m walking my dog and I’ve experienced some harassment.

How has the building management responded to any problems or issues you have raised:

It varies on the issue and if they've dealt with it before.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I had realised that the rent can go up each year - this is included in the contract to keep prices at market levels.

There is good transport links in the area which allows me to go from the development, to work and any place that I would like to go to. There are really nice parks nearby and also Blackheath is really close.

The building is good but there’s definitely room for improvement. It looks nice but the quality can be bad - floorboards aren’t real wood but I guess you’d be paying more for that. Some tenants with pets don’t respect the communal areas and don’t clean up after them.

Its proximity to London Bridge is convenient. It can be a bit noisy with police cars which is annoying.

The building work next to the development is going to take a while. Not great on weekends.

I would change the view, it’s not great. My view at the moment is of the building site.
