NOLA is a beautiful development that has been carefully thought out in its design. It has an unusual amount of character for a new build development, with a design that looks traditional and is in-keeping with the properties on the road it sits on. Brilliant for first time buyers, located in a safe neighbourhood and surrounded by leafy green landscapes.

Please tell us about the good and bad aspects of living in your local area:

Shenfield is a beautiful area full of character and fantastic properties. Although it has close links into London, in the heart of Shenfield it is green and suburban. The local high street has small independent shops that have a rich history.

How has the building management responded to any problems or issues you have raised:

As with all properties there are slight teething issues but each one raised has been met with a prompt response and quickly resolved.

Please share one thing (or more) which you wish you had known before you moved in:

The development doesn’t have a lift so make sure couriers are aware when ordering furniture or receiving large items that need to be carried up to your property. A plus: the development is only 3 floors (LG, G and 1st) which is a nice touch as the appearance is more like a town house than a tower block.

I like that the design layout and build of the flats are modern and that of high end quality. It would have been nice if all flats could have had a walk out balcony as opposed to a Juliet balcony, and a lift within the building for ease of moving in big furniture etc. Having said that, the facilities that are here are very good and the property management have been very professional and informative from the very beginning.

Please tell us about the good and bad aspects of living in your local area:

Perfect location being midpoint between both Brentwood and Shenfield stations. Lots of young professionals and so hospitality to accommodate - large range of bars, restaurants etc. The fact the site has visitor parking on site as well as individual bays for the residents is brilliant - not many apartments within the locality offer this (from my flat hunt experience!) It’s a beautifully positioned location, almost like a sweet secret spot hidden behind trees. Very quiet and peaceful during most times of the day, and not far to get to some hustle and bustle on either high streets. Having access to the Elizabeth line now is another big plus, to be at Bond Street direct line no changes within 45-50 mins is amazing! Major selling/living point. Not many down sides but one was not being able to do bbq’s outside in the summer!

How has the building management responded to any problems or issues you have raised:

They have been very prompt, swift and proactive. Not had to chase and question, everything has been seen to which has made the process as stress-free as a move can be!

Please share one thing (or more) which you wish you had known before you moved in:

Noticing all the various snags, e.g cracks in ceilings (that happen naturally with new builds), door latches not clicking, mismatch of different lights, scratches etc that you wouldn’t really notice until you move in properly. Some things are not avoidable but as long as you ensure you are covered by a 2 year warrantee to get these things fixed by the developer, you’re fine. Having visitor parking is such a plus - whenever friends and family come over to visit most times there is always a space to park without the worry of them having to find a space or park far off.
