The property is cheaply built and has no sound proofing at all. The builders will fix the bare minimum and will either ignore your attempt to try rectify issues or claim everything is up to standard. At first glance the design looks good but unfortunately isn’t. The communal door is by our bedroom and causes a lot of disturbance. The doors do not close properly and/or hit hard which vibrates in our property. You can hear your neighbours TV, conversations, usage of water facilities, opening of doors and so on. We are still battling as we can hear Lidl workers on their storeroom during the day and night which seems impossible but as previously mentioned there is very little sound proofing in the whole block as many have complained about it. The basement car park has had multiple works to it as it floods, the floor causes alot of dust on the cars and the communal lifts and doors are constantly breaking and falling apart . The property managers also do not respond to emails and pretty non existent at this time. The Building managers blame the Developers and vice versa.

The houses are beautiful and spacious. The facilities on the development keep getting bigger and better, like the medical centre, the dentist practice, the giant Lidl and more to come soon. The thing that lets it down are the problems with SDEN and the constant threat of the system failing and leaving everyone with no hot water or heating at any point which has happened almost 20 times already.

Great facilities and also a friendly neighborhood. The park is great for kids to play and local beddington park is great for daily exercise. The house is overall great with strong build quality. If there are any issues then it will be resolved within a month so the service is also great

There were a lot of delays pre Covid 19 so somehow that kind of affected the overall rating. But setting that aside, we have a good property management team who kept us updated of the progress and have been exceptionally helpful to ensure that our completion runs smoothly up to the time that we were transfering into the property. It’s always nice to be the first ones to live in a house when everything is still brand new. I personally think we could use a bit more windows especially if the other side of the property doesn’t have any. The rooms are good - sized and the en suite is a plus.
