Zero sound proofing

The property is cheaply built and has no sound proofing at all. The builders will fix the bare minimum and will either ignore your attempt to try rectify issues or claim everything is up to standard. At first glance the design looks good but unfortunately isn’t. The communal door is by our bedroom and causes a lot of disturbance. The doors do not close properly and/or hit hard which vibrates in our property. You can hear your neighbours TV, conversations, usage of water facilities, opening of doors and so on. We are still battling as we can hear Lidl workers on their storeroom during the day and night which seems impossible but as previously mentioned there is very little sound proofing in the whole block as many have complained about it. The basement car park has had multiple works to it as it floods, the floor causes alot of dust on the cars and the communal lifts and doors are constantly breaking and falling apart . The property managers also do not respond to emails and pretty non existent at this time. The Building managers blame the Developers and vice versa.

Please tell us about the good and bad aspects of living in your local area:

The train station is across the road and originally there were more trains to central London but these have been removed for some reason. There is limited shops and a small high street but enough to get by, pharmacy, doctor, Lidl, take alway shops. We live above Lidl so there are multiple deliveries a day which causes a lot of traffic and noise for the residents. There are visitor bays available if you purchase visitor parking.

How has the building management responded to any problems or issues you have raised:

They have ignored communication for months now. We have attempted a few emails but unfortunately still waiting for a response.

The area is nice but the development has caused more problems which is still not resolved

I love New Mill Quarter but it has its flaws

The houses are beautiful and spacious. The facilities on the development keep getting bigger and better, like the medical centre, the dentist practice, the giant Lidl and more to come soon. The thing that lets it down are the problems with SDEN and the constant threat of the system failing and leaving everyone with no hot water or heating at any point which has happened almost 20 times already.

Hackbridge is a lovely green area right next to the giant Beddington park, and Hackbridge boasts a zone 4 station which takes you to various central stations in as little as 30mins.

How has the building management responded to any problems or issues you have raised:

We had 40 pages of snags on day 1. Two years later, we’re down to just one page!

Please share one thing (or more) which you wish you had known before you moved in:

I wish the terms and conditions of being linked to SDEN had been made clearer. And I also wish there was a backup plan!

Great facilities and also a friendly neighborhood. The park is great for kids to play and local beddington park is great for daily exercise. The house is overall great with strong build quality. If there are any issues then it will be resolved within a month so the service is also great

Some delays but mostly resolved. People who experience leaks or issues etc, will have their problems resolved within 3 months

There were a lot of delays pre Covid 19 so somehow that kind of affected the overall rating. But setting that aside, we have a good property management team who kept us updated of the progress and have been exceptionally helpful to ensure that our completion runs smoothly up to the time that we were transfering into the property. It’s always nice to be the first ones to live in a house when everything is still brand new. I personally think we could use a bit more windows especially if the other side of the property doesn’t have any. The rooms are good - sized and the en suite is a plus.

Please tell us about the good and bad aspects of living in your local area:

The location has good transport links to Central London with the train station only a few minutes walk from the estates. At this time of review, few developments around the area are also starting to flourish. It’s near good schools if you have children and nice walking trails and a park. Shops are rather limited and small within the area but with good bus links to the town centre. Restaurants are quite limited within the walking distance but lots within a couple of miles radius. The area has a residential, suburb, homey village feel to it.

Please share one thing (or more) which you wish you had known before you moved in:

Check the train time table for weekends. The area has become a thoroughfare for people to get to the station. The children’s park has also become a spot for teens to hang around at night. I am starting to re think how safe this area will be in the future. I just lost 3 pots of plants in the front yard.

Definitely the windows to allow more light in and the storage spaces
