Great concierge service with fantastic very helpful manager and staff, very impressed with help received and politeness of staff I am new owner and not very clear about service and car park charges seems high as well heating charges. I have sent email waiting for reply Wish we have residents forum- way of networking can help in exchanging views about NGQ facilities and management as well as can help in sort of social networking if some one like to join. I would appreciate if other residents can express their views

Lovely location & amenities around. Well connected transport and Uber attends in 2-3 minutes. Clean modern area

How has the building management responded to any problems or issues you have raised:

So far did not had any any issues except want some explanation and clarification about charges Concierge management always responded very well and very happy with service There is no sign about concierge at entrance so people coming to deliver things does not where to go

Clarity about charges- service charge car park charge which seems to have been rising

Rendall and Rittner charge 3 times the gas cap because our development is a heat network

Poor. We pay .26p per gas Kwh used. Part of a heat network owned by Rendall and Rittner. Who are also the leasing and management agents. This is roughly 380% more than other consumers. This factor has overwhelming overshadowed any kind of benefits of living here. There is no security in the park from building management so it’s begun to feel very noisy since Lockdown was lifted. There are also a lot of wheely bag noises into the wee hours due to short stays.

Please tell us about the good and bad aspects of living in your local area:

The development is central - close to Westfield. Because the park is public there is a lot of anti social behaviour. Very noisy. But, the running of the complex is very smooth, the concierge staff are a joy. Bin rooms are great as we don’t have bins outside our doors. Very efficient buildings. Great for dog owners. Our community is very strong and we help each other out and socialize.

How has the building management responded to any problems or issues you have raised:

The building manager is efficient in some areas. But the contact person has changed four times in three years due to people leaving. So things get left for weeks.

Please share one thing (or more) which you wish you had known before you moved in:

I really really wish I had known I was tied into a heat network, owned by Rendall and Rittner, who get commission on their tenants gas and electricity usage at 3 times the Ofgen energy cap.

I really love this development, the lay out and design is great. The flats seem to be finished to a high standard. Stratford is a really well connected place with the main station only a few minutes walk away. There is so much to do/ see in and around Stratford I recommended it to anyone.

There is a good selection of shops and bars and restaurants, the bins are collected regularly, the common areas are well maintained and are clean. There is parking for an additional cost

How has the building management responded to any problems or issues you have raised:

Yes they respond in a timely manner, dealing with arranging plumbers etc where needed

Find out who supplies the services to your flat from the landlord before moving in, this makes things easier

The development is a nice area to live in. The designs are great & friendly concierge - never have to worry about my package as i know its in safe hands. The building intercom however have been working strangely lately - for example it takes a long time for it to alarm me.

Good - Near to shops, convenient , good area , Walking distance to park and train station. Overall very good area for me :) Bad - A lilttle unsafe, Phone thief snatcher on bikes

Great and fast responds upon any request / questions raised

Nice building. Garden downstairs is good for kids, I like the gym and concierge is always helpful. However, the apartment does get very cold in winters, with insulation perhaps could have been better. Mixed reviews for building management - my dishwasher had issues and it was replaced promptly. At the same time, I emailed them 2 months ago regarding mice problem and I am yet to hear back.

Please tell us about the good and bad aspects of living in your local area:

Great transport links, supermarkets, shopping options. Olympic park nearby, nice people. But security can be an issue. My bike was stolen from the building parking and I was almost mugged when I was using the ATM.

How has the building management responded to any problems or issues you have raised:

Prompt at times, but not so much on other occasions (see above).

Please share one thing (or more) which you wish you had known before you moved in:

The apartment gets very cold in winters. This compares to my previous apartment and even a friends who used to live in Stratosphere tower by the same developer.
