Overall a nice convenient place to live - beware of the traffic!

When we first moved in it was unfinished. Covid struck and also problems with the planning. This meant a good year of delay with no building. They have restarted now and it’s very noisy. The road outside our home is uneven and unfinished (after 3.5 years!) we have complained to no avail. We had no complaints with getting things sorted in the house when we had snagging issues. Promised a walkthrough path to Aldi - still waiting 3.5 years on!

Please tell us about the good and bad aspects of living in your local area:

Excellent transport links - close to the A38. Excellent shops within easy walking distance. Close to the large hospital and an easy quick journey into town. Can get stuck in the hospital/Kingsway/A38 traffic which can sometimes get gridlocked. There is a fair amount of morning and evening traffic into the Kingsway hospital car park. Currently it is noisy from construction work

Please share one thing (or more) which you wish you had known before you moved in:

The issues with the roads leading to Kingsway shops and the A38 We have solar panels but no idea how to link them to our power supplier!

What is the best feature of your home:

Roomy 4 bed, 3 storey house. Close to shops and the hospital.

The hone design is unique and beautiful. Well planned, and great space as well. The garden seems very easy to maintain and the parking system works really well. Generous garage space for families with more than one car. Generally the building plan is amazing.

Interesting for me that the good outlays the bad if atall I have any bad. Been looking for a not the regular structure for a home and here I found one.

I wish the builders considered or will consider a not so big children park for the residence

The best feature for me is the space space space. I love it

The builders were ery generous with the space in the house. The Low maintenance garden is a plus, not too bad parking spaces and the beautiful home design. I have easy Access to motorway and lots of schools in the area for my kids to choose. The balcony in my home was a plus.

The retail park just down the road, easy access to most places. Only thing missing is a play area(park) for the kids as we have to go somewhere else to get such facility

The property is built to high spec and looks completely unconventional from other developments I've seen. The sorroundings are highly maintained by Tilia Homes with daily road cleaning and regular grass maintenance. Large sized garage.

Good and bad - on balance, adequate

Facilities-wise, a poorly-maintained playground is present on the original part of the development, but this is not easily accessible from the rest of the site. Additionally, allotments remain undeveloped and amenities such as a coffee shop remain unbuilt (we have been here for five years). Design- and location-wise, the development benefits from excellent transportation links, being sited just outside Derby city centre, just off the A38, and within easy distance of the national rail network and the M1. However, absolute no thought was given to access to the site at large. The Kingsway roundabout had lights installed at the beginning of the development - these were turned on twice, both times leading to traffic carnage that affected the wider transportation network and made access/egress to/from the site a nightmare. The lights remain inactive, not only meaning that traffic flow is not correctly controlled, but also making access to the site incredibly difficult and dangerous for pedestrians, given Kingsway's 40mph speed limit and lack of light-controlled pedestrian crossings. Property management has been an issue - the firm originally contracted to provide this folded shortly after we purchased in 2017, and management has since been undertaken by Kier (original developers) and Tilia (successors), but with no formal arrangement established with existing residents. This does not affect new build properties, but has caused extensive legal issues for those of us selling our existing properties.

Please tell us about the good and bad aspects of living in your local area:

The development overall is very pleasant, with a range of non-identical styles of housing adding to the feel of actively avoiding the cloned and boxy developments that are so prevalent nowadays. On balance, this is a pleasant area to live, though new buyers should be aware that development is still ongoing (likely to last several years) albeit by a different developer to the original, and is not in line with plans set out per original design of the development.

Please share one thing (or more) which you wish you had known before you moved in:

Importance of consolidation of all legal documentation post-completion - let down by poor solicitor recommendations made by developers (since removed from approved list).

What is the best feature of your home:

Spaciousness, large windows to front aspect, and larger than average garden for new build property.
