When I bought the apartment, the house was under another management company, I used to pay £130 service charge per month + £300 ground rent. As soon as the house was taken over by FI Real Estate management, they began to suck money out of the residents. They immediately increased service charges to £180 plus £300 ground rent + £590 buildings insurance a year! Since 2020 FI Management has charged residents £950 a year for building insurance. After a recent residents' meeting they reduced it to £590. 263 apartments that collect £590 a year is £155,000! It is very suspicious that they did not include building insurance in the service charge. They hid the real service charge which is £230 per month + £300 ground rent for a year.

The building is quite old and has a brutalist sort of architecture, it reminds me of the UN building in New York. The facade is pebble-dash with individual ledges on each floor. Quite frighteningly, the windows can open fully! The main entrance is lovely and modern, but the entrance from car park 2 and the car park itself are very ugly and worn. The courtyard outside of the main entrance is essentially a vacant strip mall which is quite ugly. The aim is that all of this will become a new development in the future (Leon Quarter), but work was supposed to start on that in August 2022 and there is no sign of that starting at all. With the current economic climate, I am not sure that will change any time soon. It is worth bearing in mind that Leon Quarter, if completed as planned, will obstruct views for north-facing flats. The interior is very nice and modern, but the developer definitely went cheap and cheerful with the white goods in the flat. The fridge in particular seems to be a really cheap brand and struggles to maintain a reasonable temperature. The fixtures and fittings are a bit flimsy. That being said, the flats definitely look and feel modern. If you are an owner, you can do quite a lot to make it your own. I am in a flat on one of the top floors and facing north, the noise pollution at night from the motorway can be a real pain if the windows are open which is really a necessity in mid-summer, but when closed all but the worst of the boy-racers with souped up exhausts are drowned out. I don't really get much of an issue at night with party-goers but I hear that is a problem for flats lower down. The roof terrace is lovely and a great place to hang out. There is a very nice and friendly atmosphere amongst the residents. The building managers are rude and difficult at times. I haven't had a great deal of interaction but they do not seem to be the most competent bunch. All in all would definitely recommend living here, but if you are buying then take your time to consider.

Very poor building management. No one cares for your issues. Very bad!!! Old building and no proper ventilation. Bin management is bad as I am based on the south side and it smells all around the year. Smoking is allowed inside the building and when you complain management says they can’t do nothing.

Design of the ground floor is great but you barely use the ground floor. Facilities are mostly typical of any other Development. People working in building and property management are often indifferent to the problems, which I think stems from the residents because they tend to be disrespectful towards each other, which I myself experienced a few times.

Being a No Cladding building is definitely a major benefit of the property and the living spaces are of a good size in comparison to some in the local area. The all-window design on one side of the property is good, however this does cause issues covering them and also stopping the flat from getting too warm in the summer. I live in a 1 bedroom on the South Side and it has its drawbacks. The smoke from the nearby restaurant is off-putting, the noise from the Bin Collections means no lie in on a Tuesday or Friday and because the building has no built in window cleaning facilities it is down to a private contractor to perform this task where appropriate. The actual environment of Leon is great, it feels like living in a hotel and Concierge is excellent for parcels etc. The rooftop garden is lovely even if I dont use it enough and in general the building is a nice secure place to live. However, the same cannot be said of the Management company. The manner in which they correspond to owners is appalling at times, although this has improved since the Building Supervisor now sends many of the emails instead. I would not trust them to resolve any issues I have and indeed was forced into agreeing to some works to remedy a situation which actually made them worse. It is difficult to justify continually increasing charges for the management team when in actual fact they now need to do less. As a shared ownership tenant I had signed up thinking it would be a more affordable way to get on the property ladder, however massively increased service charges and stealth charges such as increasing rates for renting the rooftop room have contributed to it being more than I can generally afford so my standard of living has actually decreased since moving in. Potential buyers would just need to be aware of these downfalls should they wish to join what is a nice community in general and a nice building on the whole.
