Kings Park is a Countryside residential development in the London Borough of Havering, East London. The site is just a short walk to the local station, Harold Wood that carries rail services the Great Eastern Main Line that reaches Liverpool Street in under an hour, and Upminster Bridge being the nearest Underground station that carries the District line. Various shops and other local amenities conveniently surround the site.

Not a typical British architectural design, won awards back in 2015. Everything feels close: 5-10mins walk to Cross Rail station, a large Tesco's and two corner shops is 5-10mins away, lively high street with local pub and cafes, post office, local library. Local polyclinic and GPs and dentist nearby. Local bus route goes through linking Upminster and Harold Hill. Development itself has 2 playgrounds and is close to Harold Wood park. Parking is private and each house/flat usually has one space.

Please tell us about the good and bad aspects of living in your local area:

Development consisting of close to 800 households built on a former hospital site, green vegetation is preserved and maintained regularly for a service fee. A mixture of shared ownership, private and local authority tenants. Quiet neighbourhood, neighbours are from all walks of life, but mainly professionals.

How has the building management responded to any problems or issues you have raised:

Leaking tap in the garden has been replaced. Visited once after purchase to register defects but only partially responded.

Please share one thing (or more) which you wish you had known before you moved in:

Garden grass was overgrown hiding the uneven surface of the back garden.

Please avoid Countryside Properties. They are cowboys. I write this 2 yrs after selling my property in Kings Park having been contacted by former neigbours who are trying to sell their properties now. Poor Management and accountability. Poor Customer Service

Local area is great for young couples, families wanting the step outside of London. Easy transport links and facilities.

How has the building management responded to any problems or issues you have raised:

Terrible - they want to avoid all responsibility. High staff turnover and no management accountability

Living in Kings Park

The design of the property is laid out well with a small park in the centre with a children’s playground. The management company is very disappointing due to lack of communication and they do not reply or act upon any problems in a timely fashion. They also raise their fees and cannot explain why or where our money is going.

We really enjoy living in Kings Park, as the location is so central and convenient to all local shops, amenities and the station is a few minutes walk away. The development is very friendly and green with a small park. Although we are so close to the station it is very quiet.

Please share one thing (or more) which you wish you had known before you moved in:

Management fees are not as stated originally and keep rising unfairly

What is the best feature of your home:

We like the modern fixtures and fittings and light and airy space

Nice design of development and water features at front of development is a nice touch , development very quiet , management company awful to deal with , Build quality and finish could be better , Gardeners keep the area clean and plants well maintained,

Very good amenities within 5 minutes of walking and station also by shops , very quiet , management company awful

It’s a mature development now with lots of properties on second hand market. The council has been slow in adopting the roads and parking situation is chaotic. The development is modern and the style holds well. There’s no through traffic in development apart from one fairly rare bus service.

Please tell us about the good and bad aspects of living in your local area:

We are looking forward to Crossrail becoming reality. There’s relatively little local amenities which I hope will change in the future as area becomes more populated and urban. There’s still a problem with people throwing rubbish e.g McDonalds packaging, something that is a mystery to me personally. Lately dog population boom resulted in more dog mess.

Please share one thing (or more) which you wish you had known before you moved in:

Crossrail delivery delays! I hoped it would be fully operational by now.

What is the best feature of your home:

It’s modern and very well insulated. I like large windows too. Garden is small but in reality good size and is easy to maintain.
