High point village has various aminities within the development itself like gym, swimming pool, sauna, heat room. Apart from these aminities we do have conceirge desk which is 24X7 and we never miss any couriers or parcels. Everything is taken care at conceirge itself. In addition to all these, the Grand Union Canal view from this developement gives a picturesque view.

Please tell us about the good and bad aspects of living in your local area:

Located at prime location. Just on the sides of rail station and bus stop. All shops and ASDA in walkeable distance. Variety of restaurants and food options within walkeable distance.

Please share one thing (or more) which you wish you had known before you moved in:

I was not having an idea of how easy it would be to have all the shops and resturants this much near by. I am finding it very convenient in terms of commute as well as for shopping.

What is the best feature of your home:

A book with coffee on a summer evening in the balcony with the picturesque view of Grand Union Canal from my home is the best feature in my opinion.

The building is world class and the playful Colours add light and fun to the place. Everything was considered and Claire Oki showed me different options and outlay and designs and arrangement. Common areas and variable for different walks of life. Indeed it takes a lot to think of everything but this one scored the point. The hallway is indeed a hallway

Please tell us about the good and bad aspects of living in your local area:

It was well thought out location and away from all the noise but giving sights and sound. Also the direction and access to amenities was great. The agent Claire Oki was very professional and flexible to show me around which enabled me make a choice

It is self cleaning. Sometimes you wish all the amenities should be packaged together such that it is a fix

Layout and the hallway which can accommodate two people walking side by side

The gym facility is about the only ok thing. The pool is often out if service. The sauna and steam room usually are not on. The water is ALWAYS and I mean ALWAYS broken. There is either no hot water, or literally no water at all that will come out of the faucets. We have had an ongoing leak since early December. Forced out of our only bedroom to sleep on a mattress on the floor in the living room, yet still paying for the cost of a 1 bed flat. Management has done little to no effort. Repairs were not done. The carpet was ruined, along with the walls and ceiling. Personal items have been damaged due to the leak. There is also mould growth due to this, and they expect us to stay in a room like that because “the leak is not ongoing.” I didn’t think finding a leak and fixing it should take more than 2 weeks, especially when it had been leaking for at least 3 weeks, but it’s now well over a month. The management doesn’t care about you, they ignore you, and their lack of communication is terrible.

Please tell us about the good and bad aspects of living in your local area:

The location is convenient and that’s about it. There is traffic noise, and sketchy drug dealers nearby. Often there is really loud music that makes the walls of my flat vibrate.

How has the building management responded to any problems or issues you have raised:

Yes, minimally. The repairs have not been done. We are told multiple things by different people, all who haven’t seemed to communicate. They said they will “try their best to sort the water issue” but for as much as we pay, it seems like it should be a definitive fix, as it’s affecting all the tenants want to remain here.

How terrible this place is. How much of a scam and rip off the cost is for what we are getting. That the landlord was not a good landlord who doesn’t care for the well-being of their tenants- unlike anyone I have met. Overall this place is terrible.

Do proper research before investing in a property built and managed by Ballymore

Avoid to buy from Ballymore: Service charges are sky-high and uncontrollable, nearly doubled in less than 10 years (currently stands at £2,4million per year for the estate and rising !!!), account audits are regularly 3 years late, no transparency and no consistency in their accounting Many defect building materials Poor aftercare Poor value for money Regular hot water outages - expensive maintenance costs Poor security - yet high CCTV costs Broken water pipes and shoddy toilet cisterns causing damage to wooden floors and carpets (I got flooded twice in 3 years) Rainwater leaking through large living room window - it took Ballymore 5 years to fix it Flats are saunas in the summer, no A/C, night time (!!!) temperatures inside flats can go above 28-30*C Summer heat shattered glass balcony panels, which fell onto the street Large floor to ceiling window shattered and fell onto the street from 6th floor a couple of years ago Failed EWS1 cladding/fire certificate - flats are currently un-sellable and cannot be remortgaged No option for leaseholders to switch to a cheaper heating provider Walls are paper thin, I can hear my neighbours’ daily life And the list could go on for many-many pages..... Do yourself a favour and do a proper research on-line and on social media before investing in a property built and managed by Ballymore. If I could give them a zero or negative rating, I would. Also, beware of very vague, positive reviews with no or little specifics, they are possibly sponsored ones I can support all my claims with evidence (e-mails, photos, documentation, itemised service charge lists, etc)

The development is right next to the train station, but the area itself is sadly quite dodgy, too many drug dealers and too much anti-social behaviour, especially in the summer. The street side is rather noisy, traffic is too much, which will only get worse as the area is getting more and more built up.

Please share one thing (or more) which you wish you had known before you moved in:

I wish someone properly explained the pitfalls of leasehold terms to me, that I will be exposed to uncontrollable service charge increases. As the management company are working towards a profit and dividends, it’s a constant struggle and uphill battle, which takes up too much of my free time. It’s like a second job with not much result.

What is the best feature of your home:

It is a roof over my head. Such a shame service charges are a mess.

A terrible, dishonest, extortionate managing agent and developer. I will never again move into a Ballymore property. Service charges rise exponentially without any improvement in service. Gardens are left to rot for years. Front gates broken for weeks on end, disabled lift out of action for months on end. I love my flat but beyond the four walls lies the disdain and rip-off that is Ballymore. Water outages have dogged our homes for 10 years, with one instance of NO WATER at all for 36 hours, Ballymore did nothing to help residents. The building gets incredibly hot in summer, with temps over 30 degrees all day and all night with no air con allowed, Ballymore have done nothing to remedy this either. In short, lovely flat, good community of residents, but Ballymore offer neither value for money, care for their residents in any way,

Hayes is up and coming, lots of local grocery shops within walking distance, public gym and pool and great transport links into Central London and west to Reading and beyond. Minutes from Heathrow by bus, train or car. The only thing Ballymore cannot claim any credit for is Hayes superb transport links.
