Property management can be a bit slow in getting back to you in responses but so far we have had our issues sorted. The design of the property is lovely and feels new and modern. The layout inside my property has allowed for a lot of space and again a mordern look.

The area is really nice and calm. I love the buildings and the park areas they have built. Never feel unsafe walking around

This property was a good find so I have no tips. Happy with it

The living room layout, I like the I don't have to go to another room to get food

A very secure development with large bike sheds and parking in the basement. The properties themselves have large balconies and smeg appliances. Amazing looking court yard, from where your flat is located. Spacious property with large windows that looks in to the courtyard and amazing views

Perfect place to live, everything is close by in terms of dlr next door, there is a local pub, restaurant and other outlets.

How has the building management responded to any problems or issues you have raised:

Quick responses from management when having issues with property, so far from living here for 2 years, haven't had any issues. But the team are great and happy to help straight away.

Please share one thing (or more) which you wish you had known before you moved in:

Amazing neighbours that have turned into a great community, very friendly and welcoming once moving in to your property.

Gallions point is a great development. I think the building has been designed and built well. The location means I can leave the building door and be on the station platform within about 30 seconds, which is crazy. The DLR connects Gallions Reach very well, especially with the Elizabeth line less than 10 minutes away at Custom House. The views are also expansive due to fewer high rises in the area, and the Thames becoming wider in the east. The building is managed well, and Julia in the concierge does an incredible job of keeping the building running. Aside from her there does appear to be a high staff turnover, which does cause issues when only one member of staff is knowledgable on the systems (I.e deliveries, parking, access, key fobs), but I believe this will be sorted in time as staff become more accustomed to their role. Facilities are good. There is underground car parking which is very convenient and secure, a meeting/lounge room, and a co-op in the development. I have not rated facilities 5* due to the absence of an on site Gym, and due to the lounge room not seeming to quite fit the bill of either a lounge or a co- working space, and therefore being used infrequently. Overall I am really impressed by the modern building, the amazing views and the area.

Nice area. Low crime, very rarely hear sirens. Feels safe compared to other places in London I’ve lived.

How has the building management responded to any problems or issues you have raised:

Yes they have fixed a superficial issue we had with the bathroom. It would have been handy to have an introduction to some of the systems in the flat we were unfamiliar with.!

Please share one thing (or more) which you wish you had known before you moved in:

Airplanes and DLR can be noisy. You hardly notice the sound after a week or so and the windows are good at keeping out noise.

Very nice looking building, beautiful and elegant interior. Property management is very good and on point. Wish there was more parking spaces and a gym in the building as well as private storages in the building as there is not enough room in the flat to store items like suitcases, kitchen appliances and boxes etc. Concierge is not always at the desk even tough it is supposed to be 24/7 so sometimes a parcel collection is on available.

Please tell us about the good and bad aspects of living in your local area:

Not enough local shops like Tesco express, sainsbury etc. in the area. More amenities would be desirable eg., cafes, restaurants, gyms, bakeries etc. However, the location is great. Right on the DLR station makes it very convenient as well as having coop in the bundling. It turns a bit inconvenient when DLR is in maintenance as it leaves the use of buses only. We have seen some coop thefts and a bike burglary outside of the gallions point building so no the best experience. There have been car races ongoing for months at Tesco area during the night time which have been very disturbing and annoying. This problem seems to be resolved. Overal is good.

How has the building management responded to any problems or issues you have raised:

Very quick response within 24/48h from the moment of a raised issue.

Car races happening at night time as well as better insight into the amenities within the area.

We can’t complain much,I’m just listing things that have seen and experienced in the last year.All reviews should be taken on border and that should help things to improve.

It always nice when it’s new.But after few years properties will not be nice just because:1.Not all tenants are nice and look after property.2.The interior materials that were used are not the best quality,so they will not last too long.Seems that cheap items were bought.

Please tell us about the good and bad aspects of living in your local area:

In the beginning when we moved in-some work needed to be done even the property was new.It was a bit difficult to get help,it took time for maintenance to respond and take some action. Tenants are not the best in the house..,very often you will find some rubbish on the floor(even domestic staff cleans very well every day),walls painted with some words,letter box were badly demaged and not fixed afterwards. But I also met nice tenants-that what made as stay for another year.Resident with violent behaviour should be given notice and leave properties…

How has the building management responded to any problems or issues you have raised:

When I made some complaint,things improved and were taken on board better way.Thanks for their work after all.

Please share one thing (or more) which you wish you had known before you moved in:

Nothing really.We moved in just because we know the area,and there was a new school for a child. Rent is a bit tooo high for this area and knowing what people live in this area…
