The flat I live in is a outside front balcony giving it a very unique look to the whole aspect of the apartment. As well as my own balcony making it very spacious. The building management and property management are very responsive when enquiring about a a certain issue.

Please tell us about the good and bad aspects of living in your local area:

Parking is assigned to each address which makes it extremely convenient. Bin collections are every Friday. The anti-social behaviour is controlled from the evening security that is placed most days.

How has the building management responded to any problems or issues you have raised:

When there is a personal issue within the building just let them know of the issue.

Please share one thing (or more) which you wish you had known before you moved in:

One thing I wish if they never had the paro removed for a very long time. Did not feel home-friendly for a very long time.

The buildings are modern and right beside a connection to the river making it a very attractive the facilies are all great. The building management as well as the property are extremely welcoming and professional as well. Overall a great development.

Great security, parking us always assigned to oer address making it very convenient for us. The security is always most evenings making it very safe.

How has the building management responded to any problems or issues you have raised:

always responsive with solutions, great effective team.

I wish they never took away from us for a very long.

I love the design of the architecture for the development, it looks really sleek and there are nice open areas between the buildings. We have access to the concierge who take parcels and are always friendly. There is also security on site overnight in case we run into any issues which is good for piece of mind.

Please tell us about the good and bad aspects of living in your local area:

There aren't many shops nearby but it does mean that the local area is quiet which I like. In general it feels like a safe corner of London. Gallons Reach DLR station is a relatively short walk away and has good connections to the rest of London.

How has the building management responded to any problems or issues you have raised:

Yes, they have been slow to respond in the past but with enough prompting they are fair. The current property manager has been more responsive than previous ones and has a good relationship with residents.

Please share one thing (or more) which you wish you had known before you moved in:

Our flat gets really warm in the summer due to all the insulation. While it's bearable for us I would worry about raising a child here

The design of the building is what help sell the property to us. Property management can be slow to reply to emails which I hope is improved. We've either not had a reply or escalated the issue in order to get a response. I like that we have the docks next to us and enjoy walks about the surrounding buildings

Overall this is a great place to live, DLR is usually not affected by strikes. Beautiful area with supermarkets quite close. Some smokers in our delevopment which I hope gets cracked down on

How has the building management responded to any problems or issues you have raised:

Building management is slow to reply or do not reply at all. This should be worked on

Please share one thing (or more) which you wish you had known before you moved in:

That there were midges in the area so we can't just have our windows open

Nice neighborhood with few issues

The 1 bed flat we stayed in was really nice, at the corner of the building overlooking the private courtyard. It was quite spacious for a 1 bed. The management was not bad, but the ownership changed earlier this year so folio isn't the owner anymore, but a company called Cortland. We didn't have much of a need to contact the management too often, but when we had to, we would find a resolution sooner or later to the issue.

Please tell us about the good and bad aspects of living in your local area:

It is a rather new development with several buildings dedicated just for rentals. We lived in Harland Heights building overlooking the river Thames. Since the neighborhood is still rather new, there's not too much commercial options, but there is a vegan coffee shop and a nice Indian restaurant. There are several art studios with an art gallery having exhibitions from time to time.

How has the building management responded to any problems or issues you have raised:

We had free small repairs that had to be addressed and most of them were actioned.

Please share one thing (or more) which you wish you had known before you moved in:

Maybe a petty thing, but the local co-op was next to the concierge up until late 2020, before they moved next to the DLR station, a bit further away.
