Really good design, especially if you upgrade specification. Would have liked to have seen integrated appliances and turf to have been included as standard. These unfortunately are all atadditional associated costs. Management is difficult to judge as still managed by developer.

Please tell us about the good and bad aspects of living in your local area:

Nice location, local pubs and cafes in walking distance, a park will be built later on, towards the later stages of the development. Only downside is the shop is a 30 minute walk.

How has the building management responded to any problems or issues you have raised:

All issues responded to, currently have 1 longstanding issue awaiting completion - altho Redrow have remained responsive throughout.

Please share one thing (or more) which you wish you had known before you moved in:

Check the plans at handover to ensure they match. I've picked up issues following completion that have been time consuming to resolve.

The design of the development seems very good. I believe there will be a park built at the end which should be nice. The management and maintenance of the estate has been OK; the grass was cut every 2-3 weeks in the summer, but there has been a lot of site rubbish scattered all over the estate for over 12 months, which rarely gets cleaned up. Also the site creates a huge amount of mess and dust, so all vehicles are being covered in red dust weekly. I appreciate this can't be prevented but the site should offer some kind of car wash service, or small monthly allowance to allow people to get their cars washed. Overall it is a very nice estate, but naturally nothing is perfect for everyone.

Please tell us about the good and bad aspects of living in your local area:

The biggest positive is that we are close to lots of green space, including an old railway line used for walking dogs etc. We are also very close to several shops, supermarkets and a cinema, which is good. However as we are so close to several public footpaths, there should be more fencing around the houses exposed to the paths, with better signs and lights. There have been several cases of theft and attempted theft due to the houses being exposed to the public footpath. The parking is adequate but not amazing, especially when there are constantly work vans parked across the estate, even out of working hours. There has also been several instances of anti-social behaviour complaints and the police called due to one area of the estate.

How has the building management responded to any problems or issues you have raised:

Redrow have responded to all of our problems and issues but not all of them have been fixed as of yet.

Please share one thing (or more) which you wish you had known before you moved in:

Wish we would have known more about the condition of the garden. The soil is very clay heavy therefore doesn't drain, so we would have had a drain installed had we known. We also wish Redrow we're more safety conscious installing fencing around exposed houses for security to prevent/limit the possibility of theft.

Designs are basic, I feel more imagination could have been put into them. The kitchens in some of the houses are a hazard in themselves. A lot of the facilities were faulty from the get go. Property management is poor, I have reported some repairs and till date I am still waiting.

Please tell us about the good and bad aspects of living in your local area:

Living in this development for me has been hell. I have been continuously picked on told to pick a man or get out. Even up to this evening someone shouted if you don't want a man you you move. The environment is very cultish I have had people spray pesticide into my house through the letter box that was choking myself and my children so much so we had to sit out late at night. I have had people climb over my fence and pour black paint on my children clothes and reck them. I have also come out to pick up my clothes from my back garden and found a good few cut up in pieces and these were brand new clothes and undies. I have come back to my house to find poo smeared all over my front door. I have been continually told to get dead I don't know what that means. The environment is horrible, the people are nasty, vile and horrible The bin collection is okay. Transport links are okay. I absolutely hate living here, it a nasty and vile place with a lot of nasty, vile, racist cultish bullies.

I wish I knew the kind of people who lived here before hand I would not have taken the property.

The development itself is very well laid out and is a perfect size for the amount of properties on the development. All issues we have raised with the developer have been promptly dealt with with no difficulty from the developer in dealing with the issues.

Please tell us about the good and bad aspects of living in your local area:

Very nice area to live, many local amenities within walking distance , good bus routes also. No experience of anti social behaviour thus far although some loud parties at times.

How has the building management responded to any problems or issues you have raised:

Yes all issues we have had have been dealt with by the developer.

We are very satisfied and there isn’t anything in particular that we wish we knew.

The development has been well planned, we love our end of it. Our house is holding itself together well and we have been enjoying filling the rooms. Property management has been a good service, grass gets cut on time and we had a new driveway that I think was executed by them.

Please tell us about the good and bad aspects of living in your local area:

We are on the outskirts of Derby suberbia and having lived in the same area for some time, the local shops are local enough and provide what we want. We are fortunate to have off street parking and the bin service is spot on. The best bit are the fields around the back we we can escape at short notice and ride our bikes along a lovely cycle path. Its quite far away from the city centre, but 20 mins either way you can be in Nottingham or Derby.

How has the building management responded to any problems or issues you have raised:

Yes, our biggest issue was the doors that were hung too high. This was recovered eventually.

A professional snagger would have been worth investing in.
