Lovely and well thought out development. The facilities in Colindale Gardens is a huge win and it makes life there super easy. The management teams are available and supportive, the common areas are kept tidy and proper and the area itself is well lit comfortable.

Great location with easy access to London and the motorway. On street parking is expensive but many parking spaces for rent. Nice and clean area.

Parking costs are high which we were not aware of when we moved in

What is the best feature of your home:

Cleans and tidy design with lovely outdoor / balcony area.

The building is fantastic, a really well equipped gym, nice co working space and a the flats themselves are really nice and spacious. Each flat comes with a MASSIVE balcony which is fantastic and has plenty of room for a table and chairs and outside lounge chair.

The area is great, 5 minutes away from the Arndale and an Asda express across the road. There is a nice walk along the canal and the area feels really safe and calm.

Please share one thing (or more) which you wish you had known before you moved in:

Krystian showed me the around the flat and the development. Ever since I've moved in the chap has been FANTASTIC, really friendly and incredibly helpful!

What is the best feature of your home:

The balcony is a real selling point. Also packages are stored in a BringMe box, so there is no rush to collect them and theyre super safe.

Expensive, incompetents and not worth it

There is no facilities, no car parking not even disabled. Repairs take ages to be completed if you are lucky to be completed. Energy bills and heating are very high with high daily charges over 1£ per day for hot water. The comunal areas are full of litter most times. A lot of tenants in the block smoke weed or something like that. Rent is very high compared with other blocks managed by other housing associations almost by 1/3 higher for similar flat size, etc. Too many companies to deal with and you loose track, sage used to collect rent using a diferent company but have now taken over the management. Maybe that explains why it is so much more expensive than other housing associations in this development.

Please tell us about the good and bad aspects of living in your local area:

It’s a high crime and very poor and deprived area. The good things are the little parks and proximity to the underground but this will be closed for redevelopment soon…

Please share one thing (or more) which you wish you had known before you moved in:

I had no choice really. But I think that they are not justifying the 1/3 more rent charge than other Housing associations here in Colindale Gardens.

What is the best feature of your home:

Nothing. It’s been rented as just empty walls and cold PVC covered floors

In general I think the development I lived in (Uncinia House) could do with some TLC, there is a communal garden in the centre of the complex which noise echos and rattles up from which during night time can be very frustrating. The entrance way is usually a bit dirty

The transport likes are okay, Colindale station is around a 10 minute walk depending on where in the development you live. The bus links to Brent Cross etc are good

Please share one thing (or more) which you wish you had known before you moved in:

I wish I had known how long it is to get to any large supermarket without a car. Getting to Colindale Asda is either a 35/40 min walk or a 10/15 min drive IF you can get a car / lift etc

What is the best feature of your home:

The front desk holding parcels is very helpful, this is so good when you’re at work or just not home

Brick modern design which is good. Building and property management is decent. Bin facilities and garage are in good condition. Materials used inside the house are cheap and break down very easily. Also had issues with water pressure and clogged heaters occasionally.

There aren’t many shops around the closest one is a 10 minute walk. Good connection to central London. Parking doesn’t come free either.

That the colindale station was going to be closed for 6 months starting from June 2024

What is the best feature of your home:

Modern design and big balconies and overall space.
