House design very good with a good rear garden. Front of house to close to the pavement people looking in all the time . Green space who look after the outside green spaces are a joke . Poorly maintained bins not emptied generally being let to run down Whicker is a shame as it was a very nice area . I do not know what they do for their money never see anybody doing anything!!

Only 2 local shops , dog waste bins collection very poor. Also main road out of estate very noisy as most people leave by this exit , bad planning on route to leave

Please share one thing (or more) which you wish you had known before you moved in:

That the alarm didn’t work had to install a new one , also solar panel do not work and electrical problems

What is the best feature of your home:

Good design and living space with a decent back garden and good size garage

The site management company are terrible, paths are in disrepair. Trees are dead for months and not replaced. The cost does not justify the service that we are receiving. The design of the estate is good but more thought to parking should’ve been thought of.

Please tell us about the good and bad aspects of living in your local area:

Lovely location, not enough parking which causes issues and a fire engine would often struggle to get through. People often park across the path as the drive is not big enough or churn up the grass.

Please share one thing (or more) which you wish you had known before you moved in:

Be prepared for the snagging. I expected minor issues not the wrong colour door, incorrect door handles, wrong tiles in the bathroom, bathroom window installed in a bedroom, flooding in the garden due to lack of drainage. These were all major things we had to accept as the build had over run by months and we were living with parents as we had already sold our house.

What is the best feature of your home:

The house design/layout is perfect but the quality of build is poor. Four bathrooms and all have had significant leaks which have resulted in multiple insurance claims. I did not expect to have to replace an ensuite, ceilings or rip out a wetroom in a house less than 6 years old. Struggle to get insurance now due to the number of escape of water claims. These issues are not one off occurrences as has happened to many others on the estate and led to Redrow changing their wet room design.

Excellent Location, nice design of houses. Little run down and overcrowded. Needs updating.

Building management very poor and overpriced. Several occasions not maintained visual obvious areas to make the estate appealing. They do cut the grass but random choice of times and not all at once so overall not a clean looking area with weeds etc. Excellent location with nice variety of design of houses (looks like your grandparents house feel, warming and unique to other developers)

Please tell us about the good and bad aspects of living in your local area:

Local facilities ie Wicksteed Park, schools and convenience stores. Walking locations and parks. Dislike Conditions paths and roads are left in. Other similar sites have no weeds where as this estate is covered in road safe weeds making it feel run down before its time. Too many houses crammed together. Started off larger houses with ample space between houses then as estate developed the quality of layout and design lowered. Child parks could be maintained more or changed extended but this comes at a price with the maintenence company it appears. Other developments have evolved to better facilities and walking areas.

Please share one thing (or more) which you wish you had known before you moved in:

Joint access to private located close with 2 houses. Would not share large driveway area again. Caused problems not from our behalf.

What is the best feature of your home:

Design and location, large open kitchen. Large 2 double rooms with quality finishes.

Good but more upkeep needed

Good design but roads untidy with unsightly weeds. These need to be maintained better. Anti social behaviour with fires starting have been common. I think signs that dog owners need to keep dogs on the lead is also a good idea as they do scare the ducks and geese

Really could do with a local shop. Also, the weeds on pavements should be cleared. The grass cutting has been good. I don’t own a dog but I know that dog poo waste has been a problem

I wish there was a local shop (the budgens is awful)

What is the best feature of your home:

The stone outside. View of the lake. Swans are lovely as are the ducks.

Design of the property is good with open plan living in mind. Positioning of the property is great with a good sized garden for a new build. A year or two after purchase we noticed that rain water was leaking into the garage, this was because the builders hadn’t sealed it properly so that was a negative. Facilities are good, nothing more we could need really. Unsure how to comment on building management and property management as neither are carried out? The open space areas are managed by Greenbelt but they do very little to maintain the area considering the cost they charge, ie leaving bins overflowing, not fixing and maintaining broken play equipment. Seems to be very bad insulation for a new build (may be another fault from the build stage)

Please tell us about the good and bad aspects of living in your local area:

Good location, convenient for access to shops, takeaways, fuel stations, supermarkets. Open space is very nice in front of our property (in front of the balancing pond). Parking availability is very good. There are lay bys in front of the balancing pond, however some residents use these as permanent spaces for their vans which isn’t pleasant in terms of visual amenity. Bin collections are always on time and there is sufficient room to get down the road. Our street goes round in a loop so that’s also convenient. Anti-social behaviour isn’t good, although it could be worse. Youths use the field on the other side of the balancing pond and set fires, you can hear them late at night when they’re doing that. We have had belongings stolen from two of our vehicles after accidentally leaving them unlocked for only one night per vehicle, so that means that people must regularly check the cars along the street for opportunities to steal. Traffic noise from the A14 can be very loud, especially when the wind is blowing in a certain direction. We are walking distance to Wicksteed Park which is a bonus.

Please share one thing (or more) which you wish you had known before you moved in:

Wish we had known that Greenbelt would be charging so much (increasing every year) for very little work/maintenance? It seems extortionate. Wish we had know how loud the noise would be from the A14.

What is the best feature of your home:

The positioning of the property with open space and no properties in front of us. The large kitchen/diner/lounge area.
