Domain is a newly built apartment complex and therefore looks very attractive. The management of property is highly appreciable. Also they offer a wide range of facilities like gym, theatre, party hall etc. The staff also is very friendly and helping. Various celebrations are done frequently Also they provide unlimited free internet.

Please tell us about the good and bad aspects of living in your local area:

As Domain is located in the town centre, we have easy accessibility to station, super markets, restaurants etc which saves a lot of time.

How has the building management responded to any problems or issues you have raised:

They have responded so quickly whenever I raised any concerns and solved the issues without much delays.

Please share one thing (or more) which you wish you had known before you moved in:

The only concern I have is that there are limited number of parking slots.

Honestly DO NOT MOVE HERE! I lived at Domain Reading for over a year, Firstly the management and staff here will make you feel as if any of your issues regarding your apartment or the grounds itself are unreasonable. The manager will argue back and raise their voice at you as if you are insulting them when you have a genuine grievance regarding the upkeep of the building or the relocation of the smoking bins away from the front of the building, a common excuse they use to absolve themselves of fixing issues regarding other tenants throwing bins in the hallways and beside elevators is that its “Just Human Behaviour” They seemingly spend all day gossiping and chatting to each other but as soon as you need a email to be replied to you get radio silence for multiple days. My lease renewal was coming up and instead of getting it weeks ahead i was sent it 4 days before it was up and had to make a snap decision regarding me renting Parties are common here on the weekends and both staff and security do nothing which causes noise in to the early hours of the morning. Staff refuse to address this as I believe they have been also partying with tenants hence the lack of care in stopping the noise. The Bin Stores here are housing Rats the Size of Cats and quite a large number of them the floors in the bin store are covered in rat droppings. Bins are often not taken out and the bin store piles up and smells to high heaven. There was a thick swarm of flies in the bin store over summer Hot water usually takes forever to come out and when told of this issue i was told i should have patience and to wait longer for hot water to be available. I was not charged for electricity for over a year as domain struggled to sort out the electricity provider and we were barred from going out and getting our own electricity provider, I was frequently told to just save my money as they expected us to pay a large bill that bill was only provided to me last month well over a year into moving into the property, Maintenance has been amazing but due to the lack of willingness or apparent laziness by management, earlier this year I refused entry to a contractor to enter my property as i was out of town and i asked to reschedule, i was given written confirmation of the appointment being rescheduled but due to their lack of leadership, a contractor entered my property without my permission and had i not noticed things had been moved i would have been none the wiser, Maintenace ended up issuing me apology due to management being unwilling to apologise. YOUR MONEY IS BETTER ELSE SPENT WITH OTHER LANDLORDS THAT WILL RESPECT YOU AND WANT TO HELP WITH ISSUES IN YOUR APARTMENT.

Great location ruined by the staff, and the management of which is ran by cortland etc.

NO THEY HAVE NOT THEY WILL DISREGARD ANY ISSUE YOU WILL BRING UP

How bad management of the flat could be, the fit and finish of the apartments is terrible

Great building and great location

The building is great, unfortunately the office facility which was showed as a place to work is now for the property manager. The only thing missing in the building is the home office space which would be great to have it. The dinner room are is amazing and cinema is good too, I really like them. Gym is also average good but the amazing part it is in the building so you don’t have excuses to not go. Great spot! Property management is poor, I miss Claire which use to sort things out quicker. We had a problem on our bathroom 6 months ago and no responses. Also, the communication is horrible, don’t respond emails, don’t sort problems out, when it is up to maintenance direct, I cannot say more good things about it, Caleb is exceptional and always helpful but some things are not down to him and that is where it gets stuck. There is so much it can improve.

The location of the building is great, close to the Oracle and shops, main roads access. At the moment one side of the street is parking free and gets very busy. The property offers parking space which I pay for it and it's very disorganised, nobody respects the rules and many of car with no permit park there or even in places not to park in the car parking and it is ver annoying (I’ve got tired of complaining about it as no action were taken and still having it, I have many photos and videos with different dates - most recently 2 days ago - with this problem). Bin collection is awful, this is definitely an opportunity to improve, load of rats even inside the bin area which give access to inside the building. Regarding neighbours, as every place you have all kind of people so you get use to it…

If ia down to maintenance is perfect if is down to the property manager I am still waiting for answers as no emails get responded or actioned.

Please share one thing (or more) which you wish you had known before you moved in:

If you think taking the bin out is not nice, try to go inside the bin area to get rid of your bin… you’ll regret you have complained before. Use the dinner area, it is a great facility. Gym is good but make sure you take your stuffs to clean as people get sweat and don’t clear after use. 24 hour’s reception still a dream which never came true, I have countless time I couldn’t get my parcel as reception is empty… You will have problem with your postcode as some place cannot find this new postcode in your system. Save money to pay a year energy bill which you don’t have idea how much will cost to you. The build is pet friendly but your dog is not welcome to walk on premisses downstairs and neighbours will complain to you if tou do (even when tou pay monthly fee to have them in- which is not controlled and many people with dog in the building do not pay them at all and have Pets). Enjoy your view! Some apartments have an amazing view ( I love mine). Nowhere is perfect so enjoy the good you have in the building. I have shared many things because I true believe this can be sorted and become an amazing place to live! Great opportunities to improve!!

Good amenities for a reasonable price.

The building is designed well with communal areas and structure. They have concierge, small gym, private kitchen and cinema room as well as outdoor BBQ/ Grill. Fully equipped kitchen. I feel like they could have explored balcony and shower room options. The layouts are a bit smaller than other competitiors. The residents app took long to be of use to maintain all under one like payment of rent, filing repairs etc. The mobile app to unlock doors was something that would have been useful when informed during move in.

The apartment is in a good location with all grocery and meat shops within walkable distance. Reading Station is 12 min walk. Bus stops within 5 min. Indian grocery stores and eateries within reach. The apartment has bin collections every Thursday from the onsite trash disposal room. The parking on the property is limited. The windows seal pretty well and the noise levels are low. I haven't seen any anti social behavior around the site during my 1 year of stay.

How has the building management responded to any problems or issues you have raised:

Any issues or repairs have been attempted promptly. Since this is a new property there aren't many complaints. The intercom was not fixed for a long time due to required off site help. I couldn't use it much because it wouldn't work most of the times.

Reasonable wear and tear is accepted by the team, but the standards are expected at a professional level. They have a non refundable deposit option of one week but is not used towards the cleaning charges on vacation.

Living in my local area offers exceptional convenience due to its proximity to restaurants and the town center, only a 5-minute walk away. The easy access to various dining options and central amenities is incredibly convenient, providing a vibrant social life and access to essentials. However, the high foot traffic can sometimes lead to noise and congestion, particularly during peak hours. Overall, the immediate access to amenities is fantastic, but the occasional noise and congestion can be a drawback for those seeking a quieter environment.

How has the building management responded to any problems or issues you have raised:

In my experience, the building management has been generally efficient in addressing issues, although the response time for specific problems like the oven has been a bit slow. While most concerns have been swiftly handled, the delay in resolving the oven issue stands out. This might indicate a need for improvement in their responsiveness to individual maintenance requests. Overall, while there haven't been many problems, the slower response to the oven issue suggests that the management could enhance their timeliness in handling and resolving such maintenance issues for a more comprehensive and efficient service experience.

One aspect I wish I had known before moving in is the extended duration required for the contract process, particularly the lengthy credit check. The time taken for this process was unexpectedly long, which could be inconvenient for those looking for a more expedited move-in process. Understanding the potential delay in finalizing the contract and undergoing credit checks would have allowed for better planning and managing of expectations during the transition period. This information could have helped in making more informed decisions and preparing for a potentially prolonged wait before officially moving in.
