The de velozmente is very modern, the building desing is nice, we have concerge service 24/7. Tha place is safety. Excellent área, good transport and to near schools, hospital, supermarkets. Only 5 minutes St Pautl Cathedral and 15 minutes London Bridge

Good reputación od one housing group , this complex is very near central london

Only refurnished bsthroom and kitchen, the unita have more 10 years gave good condition but will better exhange

An oasis in central London, but beware the hidden problems

Generally well designed exterior, with lots of balcony spaces. Lovely central courtyard with trees and water feature. HOWEVER, the execution of the interior building work is AWFUL. We have found countless faults with the way the internal construction was executed (Mount Anvil was the developer). These faults were hidden behind internal decoration, lasting just long enough to go outside of warranty. Examples include: - significant cutting corners for underfloor structure, resulting in unstable floor which has cracked tiles after only a few years. Entire floor structure in our flat needs to be replaced and developer refuses to accept responsibility despite clear photographic evidence of defective installation. They clearly don't care provided it's outside of the 2yr warranty. - bathroom construction has resulted in leaks; for some reason they preferred to use silicone seal to fix fittings to wall rather than conventional screws - balcony planks already need replacing - complex central heating / hot water regularly breaks, resulting in temporary shut off for fixing It's genuinely a nice development, but the poor execution, and lack of accountability from the developer, really takes the shine off.

Lovely central courtyard with trees, grass, water feature. Basement carpark with bin storage. Plenty of playgrounds nearby, plus sports centre. Wide array of quality restaurants. Quiet and peaceful despite central London location.

How has the building management responded to any problems or issues you have raised:

Building management are generally responsive to requests for help. For the construction issues we have faced we have been directed to the developer (Mount Anvil) customer services, who have shown no interest in helping.

Please share one thing (or more) which you wish you had known before you moved in:

That the whole floor structure would need replacing, at significant cost to me.

Location is great. The area is great. Value is good. Great asset to hold or rent. Design is good with a beautiful garden and modern features. Some material choices (white concrete) require regular maintenance (higher service charge) Facilities are good. Concierge and interior garden. The central heating has been a nightmare and very expensive to maintain. Property management is not done by Mount anvil. It is sluggish, based on minimum effort and opaque. Only recently did they (following legal RTM challenge) to improve service delivery. Finishing touches in my unit were hit and miss but the aftercare service by mount anvil was good. The choice of appliances and some design details are Questionable but easily addressed.

Vibrant area with restaurants, bars. Centrally located with easy access to many transport options and key areas (Shoreditch, the city, Angel)

How has the building management responded to any problems or issues you have raised:

In many cases building management is opaque about their activity. They are reachable but they don't share the same expectations I have

Please share one thing (or more) which you wish you had known before you moved in:

London has many helicopters. Resident associations are annoying. Buy high or you see into someone's flat 24/7 during lockdown.

The views of the city, with glimpses of The Gherkin and the Walkie Talkie, are stunning. The well kept gated gardens are a beautiful respite from the busy city surrounding the development, keeping it peaceful and quiet. The underground car park is convenient and the concierge gives a safe and protected community environment.

Please tell us about the good and bad aspects of living in your local area:

It's a really close walk to Old Street and Shoreditch, lots of restaurants and bars. Easy transport links from Old Street or Barbican into central London. There is also direct access on the Hammersmith and City line to Paddington or on the Northern Line direct to King's Cross or London Bridge. Right next to a Tesco Metro and walkable from other small supermarkets. Opposite is a community sports pitch and a small park.

How has the building management responded to any problems or issues you have raised:

I have been fortunate enough not to need to contact building management many times. However when I raised one concern they were very quick to contact me and assist with the situation.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I had known how short the lease length was. Additionally I love how family orientated the community is but this is something useful to know as I am young and would ideally like to be in a more youthful environment where I can make friends with the neighbours.

Good development and good services and facilities, excellent service transport near. apartments and is also home to a children’s nursery, with lots of open space and car parking. The development is located just a 10-minute walk from underground Old Street, Barbican and raffinyon.
