Good location and very easy access to shopping, bus station, train station and parks The traffic noise is not that bad. The development do have a good neighbourhood but just need more cameras around and more signage for rowdy drivers This is especially needed for families.

Homes are built okay but as its a new build do expect some teething problems. The management is quite slow to attend to issues unfortunately. Design is nice but would be nice to have a back door to the rear of my home. No washing machine space in the kitchen, it's in a utility room. In built cheap fridge which keeps getting frozen is awful.

Please tell us about the good and bad aspects of living in your local area:

Lots of shops nearby, in fact Derbion is 5 mins walk. There is a nearby petrol station and there is a primary school on Carrington Street. The bus station is 10 mins walk from Carrington Street as with the train station. Local amenities are all within walking distance. Bin collection are always on time and if there is an issue it's resolved via the Derby city website. ASB can be an issue rarely, with a pub and city centre Xmas and new year has it pros and cons. Lots of local restaurants and take aways are close by. Parking is permit holders and seems okay. Some streets are one way but this does not stop some rude drivers who think they own the street.

Please share one thing (or more) which you wish you had known before you moved in:

Asb can be an issue at times. We have a small park which is abused by teens and adults which is quote sad, ye childrens rides filled with filthy pictures and bag language. Often glass around the play area.

What is the best feature of your home:

Large windows, warm in winter, good insulation. Two bathrooms have an advantage, one en suite with a shower and the other a bath.

Management is slow even at replying to your message let alone jobs. Be prepared to wait at time upto 8 weeks. Some jobs are recorded a few time and so builders keep coming for the same job even though it may have been completed. Kitchen design is quite poor, washing machine in in tye utility room. Can be a pain

Please tell us about the good and bad aspects of living in your local area:

On going issues with anti social behaviour, park is not always safe for children die to glass and rubbish. Nice location in the centre of city centre. Parking can be an issues.

Please share one thing (or more) which you wish you had known before you moved in:

Lack of management support, anti social behaviour and break ins

What is the best feature of your home:

2 bathrooms and I have a utility room which helps.

It would have been nice to have the management actually cleaning than just charging. Area wide electric charging port would be nice. Solar options on every house would have been highly preferable. Some more design option for flooring and others would have been nice too.

Good choice for derby

I love the design of all the different developments. They are still looking pretty contemporary and modern. Not sure about the newest phase yet - they look like they could do with balconies - but will wait and see how they turn out. Just wish there was more corner shops nearby

Please tell us about the good and bad aspects of living in your local area:

The location is really great and ideal for commuting by train as well as walking into town and the bus station. The bustler market nearby is very cool too. No through traffic means it’s pretty quiet as well. Some noise from people waking from the train station to town and from the pub opposite the station on football days but nothing too bad.

Please share one thing (or more) which you wish you had known before you moved in:

No hidden surprises, it’s a great place to be and I’d recommend to anyone

What is the best feature of your home:

Has to be the location so close to everything and totally walkable
