The development has a nice design and offers good facilities. The amenities are convenient and enjoyable, and the location is excellent with easy access to public transportation and nearby shops. Overall, it's been a positive experience with a few minor improvements needed.

Love the community here and transport links are excellent. More shops are opening up lately, which is great

I didn't fully consider the limited parking situation before moving in.

What is the best feature of your home:

The best feature of my home is the spacious and bright living room, which has large windows that let in plenty of natural light and offer a beautiful view.

I am happy with the design of my home and the development overall. The facilities are standard, which is good for keeping those service charges at a minimum. We are about to get a Residents Management Company running, which is excellent for managing things as a community of residents.

Please tell us about the good and bad aspects of living in your local area:

Love the area. Shops, restaurants & bars are excellent. Transport links are amazing with the tube station just across the road. There is no parking though, but that's pretty much standard across London with newbuilds.

Please share one thing (or more) which you wish you had known before you moved in:

I'm pleased with the fact that there is a Residents Management Company registered by the developer from the start with the freehold about to get transferred to it.

What is the best feature of your home:

Modern amenities, open layout, sleek kitchen, and convenient location.

The build itself is of great quality with the flat and building nice to live in. Flat is very warm, with access to multiple areas of green space. The surrounding area has also been done up which makes for a nice commute. Property management is a work in progress but being resolved by residents as part of a strong group of like minded individuals.

The location is superb, just across the road from an underground and overground station. Short walk to the reservoirs and wetlands for some nature, with another short walk to brewery's, high street or the village.

The management company and who they are responsible to, on what time lines.

What is the best feature of your home:

Quality of the flat, nice and warm, with plenty of space.

Best move I’ve made

I moved in 10 months ago and love it here. I’ve seen a lot of complaints about the quality of the homes and noise between them. I haven’t had these problems. Completely sound proof from adjacent flats and only the occasional bump from the flat above. Can hear through the windows etc, but that’s pretty normal for london and a lot quieter than anywhere I’ve lined before. As far as putting shelves up etc, most of the walls are fireproof double lined plaster board, there’s no problem putting shelves up, you just need to find the beams if it’s holding a heavy load. I’ve only had very minor issues with the flat, all cosmetic, and were reported as snagging and fixed within a few months of moving in. Eons heating isn’t the cheapest and you don’t have the option to switch but the flats do hold the heat well. I’m a single woman and I’ve never felt so safe. The appartment is very secure, the building and garden has a fob entry system and you even need a fob / buzzer to access the lift to your floor. There’s a digital concierge machine that takes parcels for you securely whilst you’re out. Every room has a fire alarm and sprinkler, and each apartment has a 2hr fireproofing. The balcony is a great size and gets the midday sun. From a building management point of view, there has been a few disruptive neighbours who have moved in. You don’t seem to get much of a response from complaints, but I have noticed an improvement from the situation so I think it’s being addressed. If like to see a stricter response from the management on these matters. I’ll wait to see what happens but I’d say that’s the only negative I’ve had so far.

Nice friendly neighbourhood. Great transport links and plenty of cycle storage. No visitor parking which is a bit of a problem but was pre warned that the development was car free before purchase. Gyms/bars/restaurants little bit overpriced around here but Tottenham Hale is a 10 min walk and a lot more affordable gyms/food there. Love the wetlands and marshes being so close. The blackhorse beer mile begins 5 mins away and Lidl / the start of the town centre is 10 mins away. Tescos is being build underneath and will be interesting to see what other retail takes up the space below.

How has the building management responded to any problems or issues you have raised:

They aren’t very good at responding. I do believe some of the issues raised have been addressed (as I’ve seen visits from the manager ect) but no direct response from them. It’s a bit frustrating, I’d expect a bit more of a response considering the service charges went up. Hopefully these are just teething issues.

Please share one thing (or more) which you wish you had known before you moved in:

As lovely as it is living by the wetlands, the wildlife is a bit challenging. I’d say April was the worst month, endless swarms of bugs like I’d never seen. Couldn’t have the windows open. It’s also a constant battle with the spider webs on the balcony - they do seem to stay outside though - thankfully!!!!!! I’d recommend some bug spray if you want to live here and maybe not living on the top floor as think they have a lot more issues with birds and bugs.

I like the design of the flats around central courtyards and being near to water. Wish I had more of a view of the Wetlands but they are covered over by buildings! The building is super secure all the boring stuff like bins etc. are very convenient! Also huge bike store so I may be forced to buy a bike!

Being right opposite the tube and overground is so useful and the area is clearly developing rapidly. There are loads of things I like nearby.

How has the building management responded to any problems or issues you have raised:

It's taking a few days for customer care to come over and assess the snags that I have noticed

Wish I'd tested the water pressure and brought a measuring tape on my first viewing!!
