My tenure at Beckett House has been an unsettling odyssey, navigating through a myriad of safety hazards, erratic property management, and an environment that seems to revel in its own chaos. This candid review delves into the harrowing details of my experiences: Safety and Security Nightmares: Entering the building feels like stepping into a safety minefield. Discarded trash, even whole bags of garbage, litters the surroundings, painting a bleak picture of neglect. The presence of drug users, exemplified by a shocking incident of a resident, adds an ominous tone to daily life. Disturbingly, despite multiple incidents, the management seems inept at curbing these security breaches. The glass door, our supposed shield from external threats, becomes a battleground at night. Strange individuals aggressively demand entry. Previous assurances of security personnel ring hollow, as the reality exposes a lack of a consistent security presence. Parcel Pilfering and Property Management Incompetence: Parcel theft is not an occasional misfortune but a recurring nightmare. The promise of enhanced security measures under the new HCGB management proves to be an illusion, with stolen parcels becoming an unfortunate norm. The management's communication missteps, including a perplexing email accusing tenants of noise disturbances without specific complaints, reveal a disconnect that further erodes trust. Management changes are a revolving door of ineptitude. Maintenance requests languish for months, and serious issues like mold are met with dismissive responses, exemplified by the absurd suggestion to "wipe the mold off the walls regularly." The broken gate adds another layer of vulnerability, while unhoused individuals turning corners into makeshift toilets brings an unsanitary dimension to the living conditions. Conclusion: Beckett House is not just a residence; it's an ordeal. Safety hazards, negligent management, and an overall unpleasant atmosphere dominate the experience. Prospective tenants, beware—this is not merely a place to live; it's a distressing chapter in the lives of those unfortunate enough to call it home. Approach with caution, as the challenges outlined here are not mere isolated incidents but systemic issues that cast a long, dark shadow over the living experience.

The Symphony of Chaos: The constant honking and the audible hum of passing trains create a cacophony that permeates every corner. While I've become somewhat desensitized to the noise, it's a constant reminder of the compromises one must make for the convenience of being close to the station. Parking Woes and A Community Struggling Amidst Chaos: With no parking available, residents face an additional challenge in a neighborhood already fraught with issues. Amidst the chaos, a paradoxical sense of community emerges. The few kind-hearted residents, facing the same struggles, unite in shared adversity. They bring parcels to each other's doors, offer support in dealing with the unsettling incidents, and share stories of survival.

How has the building management responded to any problems or issues you have raised:

The building management at Beckett House has consistently responded with negligence to the problems I've raised. Despite reporting various issues, their responses have been dismissive and slow. The frequent turnover in management adds to the lack of stability, and overall, their approach reflects a concerning indifference to tenant well-being.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I had known how to access clear channels for issue reporting and the name/contact of the person who eventually assisted with a crucial structural problem after 12 months would have greatly improved my experience. In hindsight, transparent information about the building's challenges and responsive contacts would have been invaluable.

The design of the building is quite okay, the way in to the flats is easy without confusion. Building management is good as well but there were time when outside people entered the property and made mess in the corridors. Overall property management is good they always try to keep the surrounding clean

This development have a advantage of location, all important things like tube station, local shops , Sainsbury’s everything is very close to the property. There is Hardly any noises of traffic inside.

How has the building management responded to any problems or issues you have raised:

I have not raised any complaint or issues until now

Fair building management, bad neighbors

Fair design but there is no any facilities. Building management is on average. Can see they are trying to improve this place, like hire a night shift caretaker. And they will send message to renter if there is something happen in the building, such as maintenance.

Few minutes to Sainbury and Ilford station and few more minute to shopping mall and high street. But traffic noise is really annoying since next to highway and a very busy intersection.

How has the building management responded to any problems or issues you have raised:

They are doing well. I emailed them to fix my tap and they will arrange it for you.

Please share one thing (or more) which you wish you had known before you moved in:

Not safe, always can see strangers come to our building ( they don’t have the key fob and follow someone to enter).

Nice small flats, in an good location, but slow management and terrible common areas

The flat is good if on the smaller side, especially for the rent. It is, however, well-built with excellent appliances. The design is simple but works well. The main issue is outside of the flat. The common area are in terrible shape, especially the ground floor. There are some effort by the management to deal with that but so far it’s been widely insufficient. Many non-residents manage to get inside regularly. When the staff is there it’s much better but it is not staff 24/7. The new management is friendly but extremely slow and make mistakes that should not happen. I must say that it is possible to talk with them to solve issues but it's very very slow.

The area is rather good. It’s not the best part of London but they are many shops, restaurants etc around. The large Sainsbury's very close is pretty useful. The connection to central London is good thanks to the Elizabeth line.

How has the building management responded to any problems or issues you have raised:

Very slowly and after a lot of effort on our part. That said, they acknowledged their mistake even if it should have been faster and more straightforward.

Please share one thing (or more) which you wish you had known before you moved in:

That the 24/7 security would get axed. Since then, the common areas have become absolutely terrible.

Good building, but with a bad neighbor

In general, I think the studio is perfect for a single person or young couple. You will get a fully fitted kitchen with a dishwasher and oven, a modern bathroom with a built-in wall toilet seat, and even two sofas and a washing machine in the living room. I found the studio is modern and clean. I think the design is just a matter of taste; the only problem with the building is the layout: it's just too dense of rooms. There is not much to say about the facilities in this building; you will find the standards, such as bike storage. The building wouldn't offer parking slots to everyone. The building management is excellent, in my experience. The building caretaker is very friendly and pleasant whenever I need assistance. And the building management team significantly engages with my problems during the tenancy, such as quick reply emails. The only disappointment is the building doesn't have a 24h concierge.

Ilford is a well-equipped area overall. You could find cafes, banks, post offices, and some well-known retail and grocery stores on the high street. Unfortunately, the road is a bit dirty and rough. The transition link is good; with the Elizabeth line, we could get into central London without any changes. However, because only the Elizabeth line, if there was a strick in TFL, it will very difficult to get in and out of Ilford. As there will be only buses, there is always a travel jam on the Romford rd.

How has the building management responded to any problems or issues you have raised:

The management teams are quite engage with my issues with my neighbor, quick respond to the email and carried out action to help me address the problem

Please share one thing (or more) which you wish you had known before you moved in:

Neighbor. It depends on luck I guess; we can't choose who will become our next door unless I am the landlord. But during my tenancy, my next door always plays loud and bass-heavy music, disrupting my daily life and sleep; I need to ask the council officers for help to address the issues. Therefore really find out who is living next to you if you decide to live in Becketts House. Secondly is noise pollution. There is always, I mean everyday there are stupid people with their modified cars making loud exhaust noise running around especially at night.
