Tadpole Garden Village is a new community in North Swindon, it will feature shops, schools, a village pub, sports facilities and children's play areas. The development is ideally placed for transport links including the M5, M4 and regular rail links to London Paddington.

Good - lovely open spaces, at least 3 parks and fields leading to river. Great coffee shop, barbers and hairdressers and Sainsburys. Great community spirit - lots of events put on such as allotment open days with stalls and produce, Remembrance Sunday service, litter picks, carol singing. Good Primary and secondary schools. Bad - parking not great. Huge 5 bed houses with drive way space for 2 cars for example. Lots of cars parking on main roads means rush hour and school drop off/pick is horrendous. For a huge estate it still feels quite spacious compared to Red House/Oakhurst for example - wide roads and houses not on top of each other. Strange design/layout in some areas for example a neighbour can’t get their wheelie bin out of their garden easily as they have to go up a step.

How has the building management responded to any problems or issues you have raised:

Very very slow to act - gave up on chasing many things.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I had know there was such a thing as professional snaggers, and that shared ownership owners only have a 1 year warranty (not sure that is the right word) to raise defects. (‘normal’ homeowners have longer than 1 year to raise defects)

A lot of areas have been left in a poor state

The development looks good, but a number of houses have issues many years later. Roads are not finished many years after they should be. A lot of areas have been left in a poor state by the house building companies.

Please tell us about the good and bad aspects of living in your local area:

Good - great community to be a part of. The local schools and shops are also a big part of the community. Nice green spaces and a number of play parks. Bad - terrible parking for home owners and visitors. Some of the large 4+ bed houses only have a couple of spaces. A lot of cars park on the road causing huge problems during busy rush hour and school drop off/pick ups. Some parts of Tadpole have issues with youth anti social behaviour.

How has the building management responded to any problems or issues you have raised:

They responded to most but theu took a very very long time to respond to everything. Some snagging was sorted, some made worse then forgotten about.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I had paid for a professional snagger and I wish I I’d been persistent with getting snagging issues sorted.

Lovely space but could do better

Facility management could be better hearing about development news from Facebook second hand instead of via the Tadpole app is a little disappointing our service charge pays for this but it’s rarely updated. Building management could be better, window cleaning etc

It’s beautiful here with well maintained green space, we could do with a take away however it’s not essential.

I’m all for supporting local business but £4.50 for a coffee is excessive. Got to costa in sainsburys

Happy with my house in tadpole.

There has been a few plumbing design issues, the pipes are not that easy to get to below the sink. I have a large cupboard in the main bedroom and in the 2nd room, this could have been made to use not just a random cupboard for example lighting installed.

Please tell us about the good and bad aspects of living in your local area:

I am very happy with the green spaces that are kept clean and tidy in my area. The new sainsburys, hairdressers are very good to have so close by. It would be good to have a post office and a take away option local. The quiet area is very calming. I would like for the enclosed field to have better security from the road. There are gaps in the bushes where my dog got out and into the road towards blunsdon. If the roads had less bumps it would benefit the residents, the roads in my area should be completed by now yet there are still raised drains, rough roads and high lips to streets. There could be more work done on the grassed areas outside houses, these do not belong to residents and therefore get left for long periods without mowing. There are street lights out on tadpole lane, this could be lit up more as it is very dark round there. Some extra signage to get to smaller streets would be nice as even taxis cannot find my road - Eglantyne Avenue. Overall I am very happy with the services.

How has the building management responded to any problems or issues you have raised:

I haven’t had to ask the building management team for anything therefore the build is good.

Please share one thing (or more) which you wish you had known before you moved in:

When bin day is would be good to know. Taxis cannot find the area very well.

The design is good from the outside , the walls are paper thin inside the property also the communal doors slam shut and can wake you up at night , the management is all good if I have any problems then I know they will come out and fix it quickly so that helps

Quiet area , shops is also a walking distance , parking space included and a pub will be opened soon
