Lovely house and area

Lovely layout of the area with a play area for children. Lovely walks in the surrounding are. Building and property management was brilliant. The house was well designed and developed with high quality materials and layout was well considered. As the area develops I can only see this getting better.

Please tell us about the good and bad aspects of living in your local area:

Lovely area and well designed housing. A little distance to everything you could want. Nice size gardens, house and garages.

How has the building management responded to any problems or issues you have raised:

They solved the issues with the heating and ventilation from showers.

Please share one thing (or more) which you wish you had known before you moved in:

That the initial tarmacking of the estate would take a long time.

Great design on most of the development although a few questionable bits.

Great design on most of the development although a few questionable bits. The park isn't the best, but better than nothing at all. Management have only recently started out so can't give a fair review yet. Site seems well laid out with good parking to each property.

Please tell us about the good and bad aspects of living in your local area:

Lovely area to live, great parking to all houses. The local town is beautiful and has a lovely atmosphere. Public transport isn't the best but that wouldn't put me off living here

How has the building management responded to any problems or issues you have raised:

Most issues raised have been dealt with swiftly and to our full satisfaction

Please share one thing (or more) which you wish you had known before you moved in:

I wish I'd know that the mine is still working

While we only rent so we haven't had to deal with some issues that have faced buyers, we have come across issues that would ultimately make us think twice before buying a property here. While the houses are beautiful they appear to have been built in a rush so there have been lots of items that have needed to be fixed very early on in the lifespan of the buildings. The chimneys for most of the houses in the estate proved to have been built inefficiently and leaked causing water damage to the buildings below. Other than that the buildings are beautiful and it's a lovely area.

Please tell us about the good and bad aspects of living in your local area:

Living opposite a road will of course mean that there is regular traffic noise but when there is a break the surrounding fields are full of lovely bird song and the location is ideal for getting into nature as well as to local shops. There is the Corsham High Street within reach on foot and further afield you can get to Chippenham with lots of shops. You are also not far from Bath and Bristol so it's ideal for commuters. If you don't have a car however the many dual carriageways would make it hard getting around without one, and buses don't seem to go very often. The local pubs, shops and restaurants are all really lovely.

Please share one thing (or more) which you wish you had known before you moved in:

The quality of the build wasn't great with most finishings not done.

What is the best feature of your home:

The kitchen come dining room is spacious and light

Property management is undertaken by a management company who took over from the developer in 2020 - so far they have done a good job of rectifying issues that had persisted after the development was initially completed. The develeopment contains a good amount of green space, with two green areas, one of which includes a childrens playpark run by Wiltshire Council. With just under 100 houses it is a good size which helps to create a great community feel on the development

Please tell us about the good and bad aspects of living in your local area:

Located on the edge of Corsham the development is located in a fantastic position due to being placed just off the A4 road, allowing rapid access to Bath, Chippenham and beyond. Tha National Express service also runs past the development, with a stop just a 10 minute walk away down the road allowing really easy direct route to London in just over 2 hours. The development proximity to the A4 is not a bad thing - its a main road but not overly busy as most HGVs use the M4 which runs parallel less than 5 miles to the north. Our property overlooks the road but we have no noise issues with traffic at night. Being on the very edge of Corsham the development is located in a relatively rural area, with the north side backing onto farmland/fields. There is therefore very little noise or anti-social behaviour, and there is easy access to some amazing countryside walks (for example across the bybrook valley to the east or down Guyers Lane to the west). There is regular clay pidgeon shooting which takes place on the fields adjacent to the development on a sunday morning which is often audible, but only during the morning. Local amenities are a little bit further away - closest shop is the Co-Op garage located on Pickwick road which is a 20-25 minute walk. Corsham town centre however is less than a 10 minute drive away. All newbuild properties have garages and drives so the streets are relatively clear of cars and there is no problem with addiitonal parking if required. No problem with council services such as bin collections which occur fortnightly without any issues.

Please share one thing (or more) which you wish you had known before you moved in:

I cant think of anything as we have had no nasty surprises since moving in.

Please share one thing (or more) which you would change about your development:

There is nothing I would change about our property.

Good with small issues.

The roadway was over a year in being completed. Dishwashers break easily and installation of extractor fans and bath poor. House design and finish generally very good. Beltway offer a generally good environment but the play park was an after thought. The people make it!!

Please tell us about the good and bad aspects of living in your local area:

Lovely people, clean and tidy.

Please share one thing (or more) which you wish you had known before you moved in:

That Bellway’s warranty is so limited and that they would not sort issues. Long waits for replies and not overall a positive experience. When sorted good but need to be more customer centric.

What is the best feature of your home:

The layout is good and the design touches are positive.
