Urban Splash is a British company founded in 1993. The company focuses on regenerating decaying industrial warehouses, mills, Victorian terraced houses and other buildings. Located in Castlefield, Manchester, Urban Splash have created more than 5,000 new homes and 1.5 million sq ft of workspace in over 60 regeneration projects in the 25 years since its establishment. The companies main belief is that "Change is an opportunity, not a threat". Urban Splash Developments Lakeshore is an Urban Splash development that is listed on HomeViews. Well managed but scaffolding issue.

The development is very good. The design is well thought out and the building has the facilities you need. The management are good too. However the scaffolding was up for years and this was very inconvenient, meaning the rooms inside can become a bit dark.

Please tell us about the good and bad aspects of living in your local area:

The shops and restaurants are great. There is lots to do and the transport links are good. The street does have some trouble on though.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I knew how long the scaffolding would be up for.

What is the best feature of your home:

I love the quietness of the building and how I don't hear neighbourhood noise.

Well managed but not worth the money

Building management is great, arthur and david are really attentive and informative. You can see they genuinely care about the building and the residents. We have had numerous issues with the lift and gate but to the credit of the building managers they sort very quickly. Cleaning is also great and done often.

Please tell us about the good and bad aspects of living in your local area:

Currently surrounded by building sites, the parking has not been thought about and the builders park their cars on the pavement and leave rubbish everywhere. Lots of anti social behaviour and burglaries. The rent has gone in by huge amount in our time here which i know has led to other residents leaving, the value of the flats in this location is not equal to what we are paying.

How has the building management responded to any problems or issues you have raised:

Always very timely and helpful, either helping themselves or if not pointing in the right direction.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I had known about the planned renovation in the area and all the road closures and disruption that have come with it.

Development is good, but let down by external factors out of the managers control

- Property managers are responsive and take proactive actions in the development. They are friendly and know the residents and development well. - They are sure to keep residents up to date with any issues and developments. - It’s a safe and welcoming environment to live in.

- Close to the city centre with good transport links and access to hospitality - New developments that are being built locally cause issues with litter, parking and the builders have no care for the local area

How has the building management responded to any problems or issues you have raised:

- Liaised inter apartments when we have had water leaks

Please share one thing (or more) which you wish you had known before you moved in:

- That the railway was close by, and trains stop outside the apartment all day and night

Lived here for four years and overrall I’ve been happy here. Building management are very friendly and helpful. Grounds of the apartment are clean and maintained to a good standard. Kitchen design is nice and there are also floor to ceiling windows so apartments get a lot of light, although freezing in the winter and like a greenhouse in summer. Electric radiators in apartment expensive to use. Nice mix of residents although occasionally get an inconsiderate person blaring music throughout the early hours which travels through the whole building. Occasional issues with leaks from upstairs apartments but building managers usually able to resolve quickly. No pets allowed which is disappointing.

Please tell us about the good and bad aspects of living in your local area:

The area is quiet and very close to the city centre - about 15 minute walk to Victoria. Regular car crime in the area and often see cars parked on street with windows smashed (Emmeline has secure parking so not an issue for residents in the building). There’s a lot of litter in the local area which is frustrating. It’s caused by construction workers who use surrounding roads for parking. Also the area is a flytipping hotspot.

How has the building management responded to any problems or issues you have raised:

Yes as mentioned above, had a few issues with leaks over the years which management always resolved quickly. Management always seem happy to help with anything as best they can.

Please share one thing (or more) which you wish you had known before you moved in:

Just issues in with litter and flytipping in local area - not the fault of building management in any way but still frustrating to live amongst.

Great access to the city

The buildings are great.. some nice views on the greenery and also great views out to the city. It’s within walking distance of Manchester fort and the town centre. 15 minutes from the printworks where you can catch a film at the cinema or grab a drink with a friend. Also close to some local parks and a bus ride away from a big Asda!

There is currently a lot of building work going on so the access to dalton street is not as easy as it once was. However this work has got rid of an area where travellers lived which is great for the area. Parking at the apartment is great though

David sorts everything and raising issues quickly!

The gates can lock trapping you in the car park but for no longer than 10mins
