Loved the architecture of the development and the finishes of the apartments. Great block to live in, great views of the Tyne and the north sea. I love the modern design type and you can tell everything in the design is well thought about and has a purpose.

Great area! Nice views of the tyne and the fish quay is walking distance!

Always very keen to help out if there is any issues

It would have been nice it the apartments came with fitted wardrobes on the bedrooms, hopefully without sacrificing space though

Beautiful, modern and unique design. High spec finish, particularly the bathroom and kitchen. Great place to live, very secure and quiet, beautiful view up the river (depending on apartment) with a short walk to nice bars, restaurants and the beach, both with being situated on the fish quay and a short walk to tynemouth.

Great location, situated on the river, with a short walk to lovely bars, restaurants and the beach.

How has the building management responded to any problems or issues you have raised:

Any teething problems were dealt with quickly and to a high standard.

How close tynemouth the apartments are, very convenient.

The design on the building is great etc. However, the management of the building is not so great. We have emailed multiple times about various things and we have had no reply. Although this is an issue, the actual development it's self is amazing

I enjoy the location of the area, right on the fish quay and walking distance to all my needs

Multiple maintenance costs for the same thing

Include a breakdown of the Maintenance costs. I seem to be paying multiple maintenance bills for the same thing

Great potential, let down by poor design decisions and poor after care

The estate has great potential, however it will be several years until this is realised. The design of the houses is certainly unique and comes with several befits. The street is well landscaped, and was completed before move in (whereas other new build estates often leave the street like a building site). The house are predominately well designed, but there are some other design decisions that are questionable at best; it almost seems like they put little to no thought into some aspects.

Please tell us about the good and bad aspects of living in your local area:

The view over the river is great, the fish quay is a short walk, and there's a metro station about 10 min walk away too.

Please share one thing (or more) which you wish you had known before you moved in:

The 'smart' lighting and heating system (Lightwave RF) is terrible; too many flaws and bugs to count. I replaced mine with Philips Hue lights and Nest thermostats and it's a whole world of difference.

Please share one thing (or more) which you would change about your development:

The bathrooms are really poorly designed. Ugly floors, storage too high to reach, and there's a wide (about 60-80cm) void of wasted space behind the units that could have been better utilised.

Creaking Steel and River Views

The design of the properties is good, and the steel structure provides good insulation, however it also means the apartments get unreasonably hot, and they loudly creak in the wind. The main manager for the buildings is pleasant and helpful, but is perhaps being hobbled by more senior management, who do not resolve issues such as the recurrent problems with the front doors.

Please tell us about the good and bad aspects of living in your local area:

Local area in terms of amenities is good, but it is let down by the high crime rate in the development, which is un-helped by the lack of being gated, the lack of security cameras, and the easily prised open front doors at the Smokehouses. Transport is problematised by the nearest way down the country being a toll road.

Please share one thing (or more) which you wish you had known before you moved in:

Delivery people will frequently leave packages in the communal mail room, in front of an easily opened glass door, in front of a public walkway (without telling you). Packages, as a result, get stolen. Fishermen and other people will often congregate outside of the building throughout the day, playing loud music, shouting, and urinating into the Tyne. Although the properties are overall peaceful, this lets it down. The community at Smith's Dock itself is very good and friendly. On a personal note, I would have liked to have known that the landlords won't install/fix anything they agreed to before or after moving in, which makes the apartment uninhabitable at times.

What is the best feature of your home:

The huge bathroom, including the giant mirror and spacious bath.
