Saxton, by Urban Splash, sits in Leeds City Centre. Comprising of 410 apartments in 2 newly regenerated 1960's council blocks, this development is a short walk from the Victoria centre and Call Lane. As well as this, residents here benefit from communal gardens, residents' allotments and city views.

Great gym, gorgeous gardens. Great mailroom albeit with low security - the car gates always break and this needs sorting. Nice design, it needs a little upkeep e.g. the windows have condensation. Shame about cladding and soaring ground rent expenses.

Please tell us about the good and bad aspects of living in your local area:

No shops - a local tesco express would be good. ASB an issue as rough neighbourhood and poor quality gates that always break so people get in and steal mail

How has the building management responded to any problems or issues you have raised:

Variable , repeated issues about car gate cladding and security

Please share one thing (or more) which you wish you had known before you moved in:

How to pay on the RMG website, I got fines for late payment when I was never told how to pay service charge and did not get refunded

Great location, good sized flats

Property management is poor. Money seems to be spent on signage and new TV screens rather than upkeep of the grounds or the allotments. The flats are a reasonable size with a big living area and a decent sized bathroom for a one bed flat. It's also really nice to have such large windows both in the living area and bedroom

Please tell us about the good and bad aspects of living in your local area:

Great location and close to city. Everything in walking distance. Flats are quiet both from other residents and outside Continued issue of people stealing from the postroom

How has the building management responded to any problems or issues you have raised:

Largely i have seen other residents submit complaints and not to much end. We have a facebook group for the complex which is really helpful to discuss issues

Please share one thing (or more) which you wish you had known before you moved in:

The flats get very hot in summer and are hard to keep cool. An AC unit is a must!

A great location. Lovely modern flat with great views of the city landscape. Our flat is on a great level with a lovely balcony. bedrooms are both the same size, big enough for us. The living/kitchen area is a lovely open plan. The perfect size flat.

Please tell us about the good and bad aspects of living in your local area:

Very close to the centre. High levels of security.

Please share one thing (or more) which you wish you had known before you moved in:

Cleanliness moving in.

What is the best feature of your home:

Views, in flat facilities and area location (close to the city centre).

Insecure

Security worryingly poor for a gated community. Multiple break ins, intimidation from outsiders and thefts. Adequate communications from RMG but certainly no more than average. Saving grace is Richard Manson the building manager - thank god for that man.

Please tell us about the good and bad aspects of living in your local area:

Run down area and high school children walking in the road/gathering in the Saxton gates.

Please share one thing (or more) which you wish you had known before you moved in:

The lack of care/poor use of ground rent from leaseholders. Lack of security.

Please share one thing (or more) which you would change about your development:

Water tank is massive and an unnecessary use of precious storage space.

Friendly, vibrant community

Beautiful building, excellent apartment layouts maximising space. Having lived in the apartments nearby in other buildings, I've found no storage space and a wasteful, illogical design is the norm. Saxton is the opposite, floor to ceiling windows optimise light, the kitchen/lounge layouts are space-saving with sturdy materials used and modern features, The bedrooms are also of a decent size, and it costs very little (surprisingly, considering the size of the windows) to heat the apartment. The allotments are also lovely to stroll through,

Please tell us about the good and bad aspects of living in your local area:

Good proximity to the city centre, while being slightly off the main road which minimises noise. However, the immediate neighbourhood between the main road and the building (200m distance), depending on the time of night can feel unsafe. Good community and neighbourhood security in place for the building. As with any apartment close to the centre, the service charge and ground rent is expensive, but less so that other central developments.

Please share one thing (or more) which you wish you had known before you moved in:

The arrangements of paying the RMG for the service charges - we get sent letters (not emails, in 2020) and if missed e.g. because you're abroad, you get a hefty late pay fine.

What is the best feature of your home:

The windows, the layout and the quality of the apartment. It was kept in very good condition by the previous owners - I have never moved in to an apartment without having to clean/paint/fix anything before. Proximity to the centre, secure parking.
