A new development in the heart of London with great potential in the area

Overall Blackwall Reach is a lovely development with very spacious flats and with the potential of improvements in the area. The management of the buildings is good, not great and designs are very nice. Sometimes, Management takes way too long to short out issues. For example, there has been a problem with one of the bins (completely broken) for the past 2 months and hasn't been fixed yet.

Please tell us about the good and bad aspects of living in your local area:

Parking is limited in the development and area around. There are issues with the bin collections more frequently than we would like. Thankfully, it's really peaceful and the plans for the area show great potential.

How has the building management responded to any problems or issues you have raised:

Yes, in a professional and timely manner for personal/individual issues.

Please share one thing (or more) which you wish you had known before you moved in:

Good: business centre is lovely. Bad: minor crime in the area was a bit higher than we anticipated but has improved a lot since (since 2019).

The design of both 1 and 2 bedroom apartments is superb. The windows allow in loads of light as they are all floor to ceiling. The integrated kitchen area is extremely neat and the high ceilings allow loads of book storage space which I adore. The management company are quite good although small repairs seem to take absolutely ages. As an example, many of us have had no tv aerial reception for over 2 months. There is no COVID to blame for excessively long delays. Some of my neighbours have had issues with shower drainage and that has gone on for over 1 year!!!

Please tell us about the good and bad aspects of living in your local area:

I have lived here for 3 years now. I REALLY REALLY like it. There are a few niggles caused mostly by (some) tenants who have no respect for others nor for their environment. The biggest issue is dumping of rubbish - 90% of which is due to sheer laziness. We have an underground disposal system and the piling of rubbish is due to (some) tenants not putting their rubbish INSIDE the bins. Instead they just dump it at the side. Others follow suit and within around 6 hours, the complex looks like a waste tip. The good points are: fantastic location - Canary Wharf is exactly 1 kilometre from the door; the DLR station is downstairs as well as bus 15 terminal. Other bus routes are in Poplar High Street which is 300 metres away giving access to Tesco and Nest (more deli style) for food shopping. Also there is a fabulous DIY store with good old-fashioned tradespeople who give honest advice and sell everything one would need for small scale home repairs. Across the road on the other side, if you ignore the hideous eyesore Council building in Robin Hood Lane, there is a small hub with a restaurant, coffee shops, ice cream parlour and a Simply Fresh store. Within walking distance across the main roads are the Ibis Hotel and even a Radisson Blu. It's a great place to live without a car too and this development is a car-free zone The bad points are probably similar to many parts of London, i.e. a bit of ASB but it is not excessive. We do have private and Council security patrols. Car thefts seem to be very high near Robin Hood Lane. Tower Hamlets seem to have issues with regular collections of rubbish. Either their lorries are not working or they do not have sufficient staff (or both possibly).

How has the building management responded to any problems or issues you have raised:

Yes, they do respond, but in my opinion, not in a timely manner.

Please share one thing (or more) which you wish you had known before you moved in:

I would not have known what a lovely view I have from my window. I would not have been able to get this from a typical viewing. The show home was well designed etc, but I would never have known what it would be like to have all this light. My plants love it!

The building is amazing

The building is amazing. Reception area with concierge services, four lifts additional to stairs, safe and secure entrances. Each block has its own residents rooftop garden with almost a 360° view only accessable to residents. Polite and friendly neighbours. The apartment it self is very luxurious with underfloor heating fitted throughout, rooms are bright and spacious with floor to ceiling windows leading on to a large private balcony.

Please tell us about the good and bad aspects of living in your local area:

The area has everything you need and want, from restaurants and coffee shops to markets and and superstores within walking distance. Amazing and huge park with tennis and basketbal courts. The transport links in to central London and all other parts are easily accessible.

How has the building management responded to any problems or issues you have raised:

Building management company could do better and there is always room for improvement.

If only I knew what an amazing apartment this is ! I would have bought it sooner !

Building is good. People living inside the building is civilized and friendly. However in my areas the DRL is very close. So it might be little bit noisy at night when Train pass by. In general, the place was good and tidy. My apartment designing is very casual.

E14 IS GREAT PLACE, YOU GET PLENTY OF SHOPS AROUNG AND VERY CLOSE TO THE STATIONS. PEOPLE AROUND HERE IS QUIET CALM AND KIND.

How has the building management responded to any problems or issues you have raised:

My building management team is very kind and useful. They help us out how to find the place, how to register different bills and stuffs.

Please share one thing (or more) which you wish you had known before you moved in:

My landlord had provided necessary equipment for me, so that is good becuase i don't need to buy it. Save alot of time.

Good - location Bad - extremely poor execution, had cabinets falling off in the toilets, I have got bursted pipes in week 1, waited for 2 weeks for someone to attend. Had rubbish overflow until today, management didn’t reply to my emails after 6 chases and more than 3 months, had lifts locking people in, and broke down every other week, took management for than 6 months to locate someone to have a meeting. Avoid if you can, too late for me

Good location, walkable distance to canary wharf, good coffee shop, no parking, bin collection horrible, traffic noise manageable

How has the building management responded to any problems or issues you have raised:

Most recently, my wait for a response is 6 chasers within 3 months for no reply in an email.

Please share one thing (or more) which you wish you had known before you moved in:

This extremely poor management company, and the fact that we cannot replace them until all the units have been sold in this development, which is never in this economic situation (at least what they have told us)
