Poor workmanship and customer care

Our Strata home is just out if the 2 year warranty and the roof had a massive leak. Builders have been out to do quotes and said it's due to poor quality workmanship. Strata want nothing to do with it as it is out of the 2 year warranty and we were told that it what your insurance is for. What terrible customer service when the fault was due to them not carrying out the work correctly in the first place. The same has happened to other houses as well as our next door neighbours. Water was pouring through the light fitting. Not what I would expect of a 2 year old home. NHBC will only cover the work if it's over £1,800. We will have to pay insurance excess and insurance will go up. Plus the stress of getting the work done over the winter period. Really feels like Strata only care about you as a customer till the sale has gone through. Very dissapointing indeed. We expected more in terms of quality for the price we paid and certainly more in terms of customer care

Great area for shops, schools, entertainment, leisure, close to Beverley, family orientated estate. Parking is limited. Generally fairly quiet on the street

Insurance is high due to flood risk Phone signal in the area is not good

What is the best feature of your home:

Very spacious with high ceilings. Lovely brickwork

Awful building management and property management. False promises and 0 interest in doing the right thing, just profit. After care is non existent, the quality of public spaces is non existent, missing lights, change in development plans with no communication that decrease the overall quality of the development.

Please tell us about the good and bad aspects of living in your local area:

Good location, near to a big Asda, McDonald, Burger King, B&Q. 15 minutes by walking to Cross Gates. 2 minutes to the bus stop. The development however, is empty, just houses, poor roads, poor lights.

Please share one thing (or more) which you wish you had known before you moved in:

I should have write every statement from the customer service, builders staff. They don't keep their word and 'forget' about what they said.

What is the best feature of your home:

Bigger house than average for new developments. Close to public transport and city centre.

I absolutely love my new home. The bedrooms are spacious and fixtures/fittings are of good quality. Not necessarily bad, but things that could have been improved/better are: Not putting plug sockets on the wall at shoulder height, especially in the location that mine are. More kitchen units as there’s more than enough free space. Tiling the downstairs bathroom and maybe putting a shower in there as it’s the largest toilet room I’ve ever come across, so again, lots of space wasted. I’d much rather pay a little extra and have the above installed.

Great location with direct links into the city centre and frequent buses if you don’t drive. The residents all seem nice and are very friendly. There are lots of local amenities and bars in Crossgates are only a 15 minute walk.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I’d have known the suppliers for materials such has the stones used in the garden, tiles & kitchen worktops etc..

What is the best feature of your home:

Tiled bathroom, kitchen & utility flooring are the features that I like the most.

Good variety of plot sizes although looking at them individually, the design can appear a bit bland and featureless.

Good variety of plot sizes although looking at them individually, the design can appear a bit bland and featureless. Maybe adding a different porch roof or some extended brick work might help with this. Some streets are too narrow and poorly lit. The type of lamp posts being installed may not be adequate enough.

There are a few local shops, restaurants, bars & open spaces. Public transport to centre is ok. Parking availability can be difficult as some streets are narrow if you have more than two cars. Bin collections, anti-social behaviour (for now) & traffic noise is ok.

Please share one thing (or more) which you wish you had known before you moved in:

Don't be surprised to find rubbish left behind by builders or contactors... Some of them have very questionable workmanship.

What is the best feature of your home:

Living room space, and upper floor ceiling is higher, making it feel more spacious.

Able to choose own design inside (tiles, kitchen, flooring) Kathryn was amazing - nothing too much trouble & has so much patience when choosing interior. Even called us to check on us when we moved in to ensure we’d settled even though it was Christmas break. Vicky was amazing too. when we first moved chased all the snags quickly. So friendly when we see her on site too.

Close to city centre, good bus route, close to big supermarket (walking distance) Easy to get to motorway if commute.

Please share one thing (or more) which you wish you had known before you moved in:

Some houses owned by housing association. Top tip - check which way the house is facing so you get sun in your garden/into front room.

What is the best feature of your home:

En-suite great for when we have guests over & French doors that lead to the garden for the summer.
