Poor workmanship and customer care

Our Strata home is just out if the 2 year warranty and the roof had a massive leak. Builders have been out to do quotes and said it's due to poor quality workmanship. Strata want nothing to do with it as it is out of the 2 year warranty and we were told that it what your insurance is for. What terrible customer service when the fault was due to them not carrying out the work correctly in the first place. The same has happened to other houses as well as our next door neighbours. Water was pouring through the light fitting. Not what I would expect of a 2 year old home. NHBC will only cover the work if it's over £1,800. We will have to pay insurance excess and insurance will go up. Plus the stress of getting the work done over the winter period. Really feels like Strata only care about you as a customer till the sale has gone through. Very dissapointing indeed. We expected more in terms of quality for the price we paid and certainly more in terms of customer care

Great area for shops, schools, entertainment, leisure, close to Beverley, family orientated estate. Parking is limited. Generally fairly quiet on the street

Insurance is high due to flood risk Phone signal in the area is not good

What is the best feature of your home:

Very spacious with high ceilings. Lovely brickwork

Overall am satisfied, but I felt since my building is handed over to me during Covid period, building is not up to the mark. Lot of issues including boiler, doors, lot of cracks etc. But their after car is exceptional, any issues reported they are pretty quick.

This is pretty much like a local town where you have almost all necessary shops near by. And decent greenery as well.

Please share one thing (or more) which you wish you had known before you moved in:

I recommend to do a complete check on the house, I wont blame the developers as they gave ample time for me to look into it the house but it is me who missed it.

What is the best feature of your home:

While compared to other developers my Home is far better.

The design of the homes on this development is excellent. The ceilings are high which makes it feel more spacious. The house is well insulated and retains its warmth well. About half the houses on this development, including mine, have south-facing gardens which is a great plus. The overall build seems above average quality to me. A bit better than the other developments in the area. There were a few snags but nothing major. The building site manager was helpful initially and sorted things out promptly. We moved in during the pandemic so also did not want to have too many people in the house unnecessarily - if we asked I believe that they would have been helpful.

Please tell us about the good and bad aspects of living in your local area:

There are plenty of shops and restaurants in the area, including a cinema. Traffic can be busy on the main roads in the morning, so there will be some noise if your house is near to the main road. Most houses have a driveway so parking is not a problem for us but off road parking is less convenient if you have visitors.

Please share one thing (or more) which you wish you had known before you moved in:

There area few developments ongoing around this area, so there are constantly noise from construction vehicles. The roads around the development are a bit bumpy due to wear from the heavy vehicles, which I hoped hey will resolve and fix along the way.

What is the best feature of your home:

The design, and some things which are usually an optional extra in other developments such as flooring, shower screen and half tiling in the family bathroom were included as basic.

We have been impressed with the build quality of our house, including fixtures and fittings, as well as building materials. Good provision for car parking (large driveway). We've also been pleased with Strata's after-sale attentiveness, particularly with site manager Carl, who is very personable. We have at times had to wait longer than we'd like for 3rd party contractors to attend for 'snagging', though this has been minimal. The building work on the rest of the development has caused local roads to deteriorate.

Please tell us about the good and bad aspects of living in your local area:

Good provision of local shops, however there are limited bars and restaurants. Good bus services to Hull but no provision to Beverley. Green spaces still to be developed. Our street has been subject to the building of a local school, which has been noisy, though expected and known about at the time of purchase. Keen to see how the school impacts on us longer term.

Please share one thing (or more) which you wish you had known before you moved in:

You might need a WiFi booster if you have a three story property, as the cabling for the router is (very neatly) in the under stairs cupboard.

What is the best feature of your home:

We love our spacious kitchen with its integrated appliances as standard

Lovely designed of the houses which are designed around families and big open spaces. The house definitely feels like a home rather than just a house when we moved into the property. There was lots of choice to make the house unique to us and it accommodated lots of big storage spaces.

Lots of local shops and schools there isn’t too much parking however this isn’t an issue.

Not very much sun in the garden throughout the day,

What is the best feature of your home:

The Open plan kitchen and dining room, and tall ceilings making the house feel more spacious.
