Great location, house great but few damp issues

Very happy with our house and location . We have a bad damp situation which is on going ATM , the house needs insulated as it hasn't been fully done. Hopefully this will be resolved before winter comes as we have several large damps spots around the house, which isn't good for our health.

Please tell us about the good and bad aspects of living in your local area:

Excellent location for town , shops bars and places to eat etc . Our street is quiet of traffic with it being a culdesac.

How has the building management responded to any problems or issues you have raised:

Home group have been great so far with the damp issue that isn't their fault. Still waiting for works to be completed

Please share one thing (or more) which you wish you had known before you moved in:

I wish there wasn't a damp issue . Also lots of traffic getting off the estate and a lot of careless drivers .

Design and build of the houses are to a good standard when compared with other developments. Spacious properties - seems a friendly housing estate. Not too many things to note from the snagging and fixes were done in a timely manner if the pressure remained on after sales. Local area is nice with good schools, supermarkets and outdoor spaces nearby.

Good development with nicely designed houses. Good location with amenities close by. Several developments in progress or being planned in the area so slight concern about the infrastructure.

How has the building management responded to any problems or issues you have raised:

Responsive with some aspects, often needed chasing.

Please share one thing (or more) which you wish you had known before you moved in:

That the houses have shared gardens - don’t like that aspect of the design.

The area has been designed well, with lots of open space and each house has its own individual character, making the area very popular, as it feels very different to other property developments. Roads are wide, the only downside is that it should have speed restriction or bumps in the main road, as some local residents and delivery drivers, speed up and down.

Please tell us about the good and bad aspects of living in your local area:

The estate is set back from the main road. Shops and pubs are within walking distance and there are plenty of walks you can go on. Schools and buses are nearby and you are on the edge of the motorway which is ideal. Great area to live in, spacious, clean and noise free. Lots of green areas and fresh clean air.

How has the building management responded to any problems or issues you have raised:

Response time to any snags or problems in the first two years is very good, please you have the help of NHCB if you come across more serious problems.

Please share one thing (or more) which you wish you had known before you moved in:

Wasn't very clear on the final design of the house and wanted to make a few changes, which you cannot do as they have to be made to their spec, ridiculous as you are buying a new house from ground up so surely you should be able to make minor changes

A Wonderful Area to Live In

Very disappointed with the Property management. Since 2020 the management fees have increased from £800 per annum to £1300 in 2022. Was assured at the point of purchase that any future increase in management fees, which was unlikely, would be minimal. Very poor contractors used for Cleaning, Window Cleaning and Gardening. Very unreliable, and when Contractors do appear there is little difference, if any. An exstautionate amount of money for, it appears, nothing.

Please tell us about the good and bad aspects of living in your local area:

Canal walks with lots of green spaces so ideal for dog lovers. Great sense of Community and a vast range of activities throughout the week for the young and the not so young. Buses to Railway station/town centre are twice hourly. Plans for a local train station and the opening of the new bypass will make the Fylde coast more accessible.

Please share one thing (or more) which you wish you had known before you moved in:

Living at Waterside is like being on holiday every day of the year with the Canal walks, green spaces and vast range of activities at the community centre.

What is the best feature of your home:

The best feature of my Home is it's beautiful Location.

The houses are fairly well-built and robust with no obvious major defects. There has been thought gone into the overall layout of the development with the occasional green spaces and separation between clusters of houses. A few children’s play areas have recently cropped up, too.

Please tell us about the good and bad aspects of living in your local area:

The local area is fairly quiet and peaceful, with the Preston Guild Wheel accessible directly off the estate. There is a good range of shops nearby including a large Asda supermarket, an Aldi, a B&M etc.

How has the building management responded to any problems or issues you have raised:

Our house had many snags which were all eventually addressed but did take many months through persistent communication.

Please share one thing (or more) which you wish you had known before you moved in:

Would recommend choosing your plot very carefully and check any future building etc which may be planned. We are fortunate to be in a home which is not overlooked etc. but we know of neighbours who have seen huge warehouse-style buildings appear right opposite their homes.
