Aesthetically ok but poor-quality house

While the exterior design looks nice, the overall quality of the house is quite poor. Soundproofing is abysmal, and I can hear everything from within the house and even from my neighbors. Most of the doors in the house couldn't close properly, either being too tight or loose, likely due to changes in door shape or frame. The electrical wiring is problematic as well. For instance, a simple kitchen bulb replacement became challenging because the wiring in the ceiling was damaged by some water leak. It's frustrating to see such issues in a seemingly well-designed house from the outside. The quality appears to be even worse than even those old, red-brick houses in Manchester. Regarding facilities, building management, and property management, they don't seem to apply here. As a tenant, I'm not aware of any property management activities.

Please tell us about the good and bad aspects of living in your local area:

The local shops are alright, but they cater to very basic needs. I often find myself ordering groceries online for a better selection. Unfortunately, we don't have any big parks or green spaces nearby, and the small park we do have is not well maintained, especially the tennis court, which is in extremely terrible shape. Transport links are decent because we're close to the university. On my street, things are generally good. Parking is plentiful. Bin collections are reliable and on time. Fortunately, we don't experience much anti-social behavior, and traffic noise is minimal. Overall, it's a decent area.

Not really.... it is what i expected, both pros and cons.

What is the best feature of your home:

Spacious rooms and a lovely garden. And I particularly love the skylights.

It's a great property with various amenities, close access to schools and multiple supermarkets with lot of greenery. The locality is good as well with not very far distance from the train. Access to train station is quick and walkable. I recommended this to few ofu friends.

Amazing property with close access to the train station and plenty of supermarkets. Locality has lot of friendly neighbors.

Lovely home with good transportation links

Lovely development and great flat design, top spec finishing (except the skirting boards which wasn't finished well so chips easily), two outdoor communal spaces with views of Thames, O2 etc and a children's play area. Concierge are wonderful and residents are pleasant. HML take care of the property management well.

Please tell us about the good and bad aspects of living in your local area:

Lots of things to do locally, rock climbing, restaurants, cafes, cable cars, etc and more to come (for e.g. a cinema!). It's a 4 min walk to Canning Town station and a 15 walk to custom house for Elizabeth line.

How has the building management responded to any problems or issues you have raised:

Quite promptly, all of my outstanding problems were resolved.

Please share one thing (or more) which you wish you had known before you moved in:

There was a plan and space for an internal communal space for residents, this wasn't highlighted to me and I only found out recently!

Very good property, but management could be better

Development is amazing with nicely utilized indoor space and amazing balcony. We had few minor issues with property when we moved in and they were fixed imminently, some were fixed quickly vs few took few follow ups, but eventually job got done. The only issue I have is with central ventilation system which is not great at dehumidifying bathrooms and if you like to take long showers than be prepared for paint coming off, I requested them to fix it but apparently since I raised the issue 2 days after my warranty period (2 years) they would not fix it, I would appreciated if this was considered as clearly issue was there within 2 years but I raised it later. Concierge staff is very friendly and helpful I would definitely give them 5 stars

The area is up and coming, with many new developments and great transport links, new slivertown tunnel may help better connection to south London as well. The location is perfect if you want to travel in any direction as DLR and Jubilee line gives you great links to city, also custom house Elizabeth line is not too far if you wish to travel to Heathrow. The only annoying thing at present is the Jubilee line noise but Newham council has been very supporting in having that conversation with TFL, the sound has already reduced compared to when we moved in

Most of the problems which we have initially raised were fixed right away and I was very happy with the services, few problems later on took more time, but eventually did get fixed. Poorly designed homes, tons of snags and unfinsihed jobs with poor aftercare and lack of any engagement amd the property management company is just a decorative piece with no management involved. There is no compliance with any biuilding regulations or planning consents and it is not surprising to see that all things have been left on site as they are as they consistently chase the next sale with no interest to remedy anything.

Busy area and with the addition of the two schools and new homes it will be more noisy and diffcult to park.

How has the building management responded to any problems or issues you have raised:

zero response after countless of emails for a period of over 3 years

I wish I placed more reliance on the general negative feedback out there.
