Great for city centre living

There’s a small gym and a concierge in the building, which is great for accepting your parcels, however sometimes it takes a while to pick up your orders as staff don’t always tend to be around, but most staff are very friendly. There is a cinema room which was great for gathering with friends but has been closed for 3 years now with no prospect of it opening at all. The building is still really modern besides loads of newer developments being build around this area. There is a massive project of 4 skyscrapers that are currently being build in front of Wilburn Basin which will limit the views over the city centre even for the top floor apartments.

Please tell us about the good and bad aspects of living in your local area:

The development is close to the Castlefield area and it provides access to local restaurants, bars and great walks. Tram and bus stops are within 15 min walk, however parking is very limited. Regent retail park is right next to the building so it’s easy access to shops and a large Sainsbury’s supermarket.

How has the building management responded to any problems or issues you have raised:

I haven’t had any issues raised, but most things that I’ve noticed have been fixed fairly quickly. Sometimes the lifts tend to break and they take a few days to repair, but there’s always at least one lift working.

Please share one thing (or more) which you wish you had known before you moved in:

If possible try to get a flat with a balcony - it makes a massive difference having your own outdoor space. If you drive, make sure to get a flat with a car parking space as otherwise you won’t be able to find an alternative parking space anywhere around here. You could use the paid car park in the hotel or retail park next door, but multiple people have had their windows broken there so it’s a risk.

Nice building but not what it used to be.

Building is modern built in 2016 with a range of 1 - 3 bedroom apartments or town houses, it has onsite facilities and has friendly staff. There is a gym, cinema, and meeting rooms which are all free to use. The management of the building are friendly and helpful.

Please tell us about the good and bad aspects of living in your local area:

Building is next to the retail park, which is very convenient for shopping and get an all essentials, especially if you don’t own a car. Parking availability is very slim and can be very difficult to find a space. Unfortunately, the area does have theft from bikes in the store room and cars being broken in to. But this is more due to the Salford area rather than Wilburn basin residents. I have recently been having trouble over the past year with around 5 - 6 incidents where people have tried our door handle.

How has the building management responded to any problems or issues you have raised:

Any issues raised have been dealt with efficiently and more than happy to help.

Please share one thing (or more) which you wish you had known before you moved in:

That there is a lack of cameras around the building. Such is the lifts and the bike room

Warm modern ageless residential blocks

Very modern hotel vibe but also has a homely warm vibe unlike other new apartments in the city centre. Unique design with access to private gardens and access to river side, multiple entrances for convenience, straight onto the motorway if necessary, very close to shops

Unique design with private gardens, parking can be like cat and dog fighting wish there were more spaces, ideal location although depending on which side you live on will depend how loud/noisy it can be. Beautiful views from all angles, very little anti social behaviour, 24hr security, near to hospitals and fire services

How has the building management responded to any problems or issues you have raised:

Very quick to respond, just a phone call away. Very friendly staff on reception

Parking fines for non-residents/visitors/family in case you park in someone’s spot

The development is very new and has a modern design. Staff are always very friendly and happy to help. Only issue would be the price of the council tax in the area and the flats could always be a little closer to the city centre. Sometimes you can hear traffic at night from the main road nearby.

The area can sometimes be loud. Quite close to town but no free parking for guests.

How has the building management responded to any problems or issues you have raised:

We have not had any problems as of yet so I am unable to give an answer based on experience.

The council tax is very high considering the area.

The property is in a good location, easy to metro links and city centre. The flat is modern with good views. There isn’t usually a lot of noise from neighbours and the outside of the development around the basin is well planned out.

Please tell us about the good and bad aspects of living in your local area:

I dislike the traffic and the complex would be better closer to the centre. Closer free parking would be better for visitors. I like it the surrounding area of the basin and the staff are friendly and helpful.

How has the building management responded to any problems or issues you have raised:

There has been no issues up to yet. however, they always seem helpful when passing in reception.

The price of council tax.
