Satisfied but design of estate could have been much improved...

As discussed above, while we are happy with the design of our house, more consideration to the estate in terms of parking and gardens should have been given. As if typical for new build estates there isn’t enough parking and the gardens are small and seemed ‘crammed in’ leading to minimal sunlight throughout the day. Despite this we are satisfied with our property.

We knew moving in there would not be facilities on site for a while. The score is low as there are current no facilitates. Design of the houses is good but the positioning of them could have been much better. More consideration for parking and gardens should have been given at the development stage . Bin collection is always late - usually by a day. Traffic noise is also bad as there are no speed bums on the main road leading to people speeding up and down the main roads.

How has the building management responded to any problems or issues you have raised:

It’s a nightmare having to book so much time off for people to come and rectify issues however they usually responded well to all of our issues.

Please share one thing (or more) which you wish you had known before you moved in:

It’s helpful to get family to support with checking the building for snags and don’t be satisfied until they rectify all of these to your liking.

This is a newly built site, the design and location are great, the development plan for this site is very attractive. Hope facilities such as parks and locals shops can start to be built soon. The street occasionally has theft issues, hope the council will pay attention to this issue.

Transport links for cars seem ok, but if we can have the sidewalks for the pedestrian on Irthlingboroughroad that would be great.

How has the building management responded to any problems or issues you have raised:

At the beginning half year, the response is very quick, then will be transferred to another customer service group which the response takes longer, but in general, the service is good and satisfied.

Currently can't think of any of them.

The house is properly designed, the only pity is that the loft is not designed to withhold any weight. There are ground wires in switches enabling it to be converted into smart switches. The property is delivered without much delay and delivered with high quality. new property ready to be moved in without further work

Good aspect: property is new, sales and after sales teams are great. parking is not a problem, bin collection is on time. Bad aspect: several theft cases, still under development so no local shops, restaurants, bars, etc.

Please share one thing (or more) which you wish you had known before you moved in:

take a lot of pictures of internal wiring, pipelines before plater board is on for easier future DIY job.

Please share one thing (or more) which you would change about your development:

Redesign the loft and make it bearing minimum weight for storage.

Purchased our new home back in October. We are very happy with the house and service from the developer has been great throughout the sale and aftercare . We have had contact from the aftercare team to fix and snags we have had. These were repaired quicker. Would recommend

Area is quiet with not much traffic at all. Most houses have off road parking although there are parking bays too

Wish the park would be completed sooner then expected. No public street bins on the estate

As above there are no facilities currently despite the fact that play parks and a country park were supposed to be fully up and running. Design is good although the order in which it has been built is ridiculous and defies logic. Some of the road names/layouts don’t make sense either and delivery drivers/postmen are often getting lost because of the slightly bizarre road layouts around KIRTLEY ROAD, HUGHES ROAD, SIR HENRY FOWLER WAY

The development has not been built in a logical order and now the last part of this phase is being completed in the middle of hundreds of already completed houses. There is no parking for builders so parking affects current residents and the development is massively behind on getting shops/country park/play parks built and has exceeded targets.

How has the building management responded to any problems or issues you have raised:

Been slow to react and we are 3 months in with some major snags still outstanding despite reporting early on

Please share one thing (or more) which you wish you had known before you moved in:

I would have looked more closely at the house handover for snags and been less liniment from the start
