Pretty good place to live, good landlords in my experience

Lovely houses, so unique. We live in a 4 bed new build, plenty of room and a bright nice house, warms well in winter and cool enough in the summer. Provides all we need from a house. Its nice to have an onsite person to go to aswell, Sue always makes you feel looked after

Please tell us about the good and bad aspects of living in your local area:

I have lived in the area for nearly 20 years now, moved to the Welsh streets over 2 years ago when a property become available. We do get some issues with kids in the area, but this is a wider social issue rather than a PlaceFirst issue - however PlaceFirst provide a secure property to keep you and your belongings safe, we had an issue with the back door and PlaceFirst came right out and fixed it.

How has the building management responded to any problems or issues you have raised:

Pretty much right away, all of our issues have been resolved without a problem - Sue our Services Manager is always helpful if we need anything, glad to have her back!

Please share one thing (or more) which you wish you had known before you moved in:

Nothing really, not had any issues and we enjoy our home. understandably the rent increases due to current climate can have a pinch but we are not paying over the top excessive for the house we have. Like for like we would probably be paying more, especially living this close to commutes/parks/shops etc

Avoid The Welsh Streets At All Costs!

The above coupled with horror stories upon check out leave little to be desired. Deposits not return (many having to resort to contacting the CEO to even get an answer). Massively charging people for general wear and tear at the end of their tenancy.

Please tell us about the good and bad aspects of living in your local area:

Living in the Welsh streets for 4 years has been nothing short of hell. I don’t say this lightly- you only have to look at the Welsh streets resident group on Facebook to see just how unhappy the majority of residents are. We are constantly plagued with rodent issues, both inside and outside in the communal areas. When we have contacted them we are greeted with a less than helpful ‘call the city council’. Exposed wires, communal gardens with lights that don’t work, holes left from builders where works haven’t been finished, large rat holes in the garden where our children play.

How has the building management responded to any problems or issues you have raised:

Until recently, issues were left unaddressed for lengthy periods of time. They have since started acting quicker (I assume for the general dissatisfaction). For example- the communal lights in our garden have been inactive for over 3 months now.

Please share one thing (or more) which you wish you had known before you moved in:

How bad it really is. Promises of being a family development only to receive email from them to say any unclaimed toy would be taken to the tip without notice.

We take your concerns very seriously and are committed to improving our services and addressing the issues you mentioned. Our residents' safety and satisfaction are our top priorities. Here are some steps we are taking to resolve the problems you highlighted: Maintenance and Repairs: With the introduction of the Placefirst app, maintenance issues are being dealt with much quicker and we are continuing to develop and improve this process. Communication: We understand the importance of clear and timely communication. We are committed to providing regular updates on the status of reported issues and ensuring that residents are informed about any changes or actions being taken via our portal, app, and email. Community Areas: For health and safety reasons, we have had to address abandoned toys and other items in the community areas. Despite multiple attempts to find a home for all abandoned toys, some were left in poor condition and were not claimed by residents. Consequently, we had to remove them to maintain a tidy and safe environment. Moving forward, we will continue to collaborate with all residents to ensure that every toy and item left in the communal areas belongs to a home and does not need to be removed. We appreciate your feedback and are dedicated to making the necessary improvements to enhance the living experience in the Welsh Streets. Personally positive experience of Welsh Streets

Sue Shannon our resident services manager is great. Any problems have been sorted by maintenance very quickly. We like the property design a lot. There aren't much in the way of facilities but the communal garden area is kept tidy and clean with regular maintenance.

Please tell us about the good and bad aspects of living in your local area:

Although Placefirst seems to have a marmite effect on the tenants I've personally had a very positive experience with them. Our resident services manager, Sue, has been great, really engaging and we are planning to continue to rent and move to a bigger property as we love the area. Any maintenance issues we've had have been sorted very quickly.

How has the building management responded to any problems or issues you have raised:

Yes they've responded to any issues well but put a high burden of proof on proving wear and tear.

Please share one thing (or more) which you wish you had known before you moved in:

That long leases are not a thing and they put the rent up every 12 months

Design is poor. Build and fixtures and fittings are cheap. Property management is non existent. In my view there are so many problems that staff can't keep on top of them. External contractors they use for repairs seem to have little interest in doing a good job.

Local amenities are good. There is a high turnover ofneighbours, so not a good community feel. Problem with fly tipping and placefirst not maintaining communal areas.

How has the building management responded to any problems or issues you have raised:

Yes but they took 2 years to satisfactorily fix a leak and over a year to replace a broken hob

Please share one thing (or more) which you wish you had known before you moved in:

That the vermin problem would be ignored. That construction build would be so disruptive

The development itself is very tasteful and stylish

The development itself is very tasteful and stylish, fitting in well with most of the surrounding area. The design of the houses is very modern, but given they're renovations of old dock worker houses they still retain character. The downside is the sound-proofing between houses is quite poor, so if you're unfortunate with your neighbours then it can be a bit of a headache, but the majority of those who live on the development are very conscientious and reasonable. Building management and repairs has always been swift and helpful. Some residents were told communal hubs, buildings and spaces were promised early in the development which haven't materialised, but that's a minor issue given the communal gardens do provide that space to some extent.

Please tell us about the good and bad aspects of living in your local area:

The Welsh Streets development is brilliant, and has been successful in bringing together a range of people from varied backgrounds into a unified community. The local shops, supermarkets and pubs are great, and we're right next to some of Liverpool's biggest parks.

How has the building management responded to any problems or issues you have raised:

Very swiftly and helpfully. We've needed building management a number of times for routine issues, and it's always been a prompt and speedy response.

Please share one thing (or more) which you wish you had known before you moved in:

The sound-proofing not being the best would have been good to know, as we'd have chosen our bedroom a little more carefully! We also weren't really aware of just how good the location is before moving in, as we were new to Liverpool; being so close to parks and serenity but also walking/ cycling distance to the city centre is ideal.
