Watford Riverwell is set to be the largest regeneration project in Watford when complete. Kier and Watford Borough Council have partnered together to create this regeneration scheme. The regeneration comprises of turning 70 acres of land into a new community. The Woodlands are the first homes that have been built so far, along with riverside apartments set in the site's southern area of the new Colne Island Park.

High quality modern apartment, great location & value

The interiors are modern, well-built and high quality- with sustainability in mind. There has clearly been a lot of attention to detail, especially for kitchens and bathrooms. The management team have sorted out many of the issues fairly swiftly- although some remain to be addressed.

Please tell us about the good and bad aspects of living in your local area:

Near Watford town centre (tons of pubs, bars and restaurants) and Bushey train station for fast access to London. The people in the development are very friendly, it’s fairly quiet (but a new neighbourhood is getting built) and little traffic comes through here. Bin collections are on time, parking is allocated but unfortunately no visitor parking (although there is some street parking nearby)

Please share one thing (or more) which you wish you had known before you moved in:

Changes in service charge- although these have been minimal.

What is the best feature of your home:

The general “living area” is lovely. There has been a lot of attention to detail from the floor-ceiling windows, to the lighting, the modern kitchen and the balcony.

Good quality spec, good sized flats with higher end furnishings that other new builds we considered that had the same asking price. Own parking space for most of the flats. Residents are nice and caring, with everyone looking out for one another, putting parcels outside flat doors. It has a real community feel thanks to our Whatsapp group. Residents are mostly working professionals with a few young families with kids playing games in the garden area. Sometimes we get wildlife in the garden area such as Deer and Fox's, making you feel close to nature despite being on the edge of a large town

Please tell us about the good and bad aspects of living in your local area:

Very close to Watford town centre with good and distant views of other parts of Watford. Really quiet area despite the emergency vehicle access road and the proximity to the hospital - sirens are rarely used until emergency vehicles are further away (near Watford Trade City etc). Parks and nature walks/rivers within a stones throw. Other residents and local housing residents are nice and we feel safe when out in the dark. No noise from the stadium despite the proximity.

How has the building management responded to any problems or issues you have raised:

Mostly quite promptly, but still a few outstanding

Why access gates were rejected by the council.

Smart looking development with a beautifully landscaped garden. Limted parking is a big issue with no visitor parking. The properties are finished to a high standard and high quality, living areas are open plan like most modern developments. Communal areas look smart.

Please tell us about the good and bad aspects of living in your local area:

Close to Watford town centre, the hospital and many schools. A nice variety of restaurants are available locally with great transport links.

How has the building management responded to any problems or issues you have raised:

Mixed feelings about building management, they appear slow on responding to certain issues, covid may have an impact but some issues just seem to be put off.

When buying as part of a new development, make sure you know what else will be going up around you

The layout of the property is great and the building looks great from the outside. The small garden areas are also very well done. The area is kept very clean inside the building and outside. The facilities team really do a great job making sure the communal areas are kept very clean and the outdoor areas are kept to a very high standard.

Great location. 10 - 15 minutes walk from the main Watford high street and the Watford High Street train station.

How has the building management responded to any problems or issues you have raised:

We have not had any issues to report or have any issues that have been reported to us yet.

The building is well designed and to a high spec. The building and property management is poor. There are still issues with some properties from an MEP and joinery perspective. We seem to be charged for elements that are either a. Not working or b. We have evidence of.

The local community is good. We have good transport links that are a 15 minute walk away. There are security and crime issues with our development however.

How has the building management responded to any problems or issues you have raised:

Poorly. Very poorly. We are charged for challenging certain charges and it seems unfair.

Please share one thing (or more) which you wish you had known before you moved in:

Local car parking is poor. Visitors are not able to park within the car park due to charges and car parking attendants.
