Good quality development but need a bit more care and be more security

Indoors the designer is nice finish and good quality, good space. It’s close the station, near the town center, the down side I found is the windows outside, since I moved it never been cleaned, I made a request but so far none one came yet to clean it, the noise from the train station, I cannot leave the windows open, even though close and double glazing I can still listen the train…

Please tell us about the good and bad aspects of living in your local area:

Parking availability is poor as I don’t have parking space and can’t park anywhere near by…unfortunately sometimes the building is a bit untidy perhaps residents or visitors or other people enter in the building there are no control I suppose… There are not mat on the main entrance and when it’s raining the area is hazard… as there are no security, the large post is place on the floor, there aren’t a console table available to place it etc…

How has the building management responded to any problems or issues you have raised:

I raised an issue with the sales but they left it unresolved, they response was “ I am sorry we cannot do anything more for you in this regard and hope you are enjoying your new home.”

Please share one thing (or more) which you wish you had known before you moved in:

Before I signed the papers I should consult someone due to a promotion they benefit someone else instead, I wasn’t aware so I didn’t have the choice as it was imposed to me on the day by the sales team and I felt I was in disadvantage, I complained but no one listening to me.

Modern and airy apartments

My partner and I both agree that our Watford Cross apartment has been our favourite place to live so far. The property has a spacious and airy feel. Considering that we were originally looking for a house, we opted for an apartment with a similar-sized square footage. The design is modern and facilities, like the lifts, bin collection, etc. are suitable. Some green space (like on the communal terrace) would have been appreciated though. Building and property management seem to be quite responsive as well.

Please tell us about the good and bad aspects of living in your local area:

Living in Watford has its positives and negatives. The positives are that the frequent and multiple links to London such as the Watford Junction rail line and Watford Station Metropolitan Line. This is handy in times of train strikes because one can usually find another way of commuting into the city if needed. There are a range of nice restaurants and pubs nearby. Parking isn't free but parking at the Watford Junction station is about a 5 minute walk.

How has the building management responded to any problems or issues you have raised:

Not much has come up since the building is new but building management fixed an issue with one of the lifts in a day or two.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I had known the windows are not standard sized so they need bespoke-sized blinds.

The design is like any other block of flats but the corridors are quite airy and bright due to the windows. The common areas could be better kept and the snagging list is immense, with all of it arising from the time of developing the buildings. Building management should be quicker to act.

Please tell us about the good and bad aspects of living in your local area:

The location of the development is excellent. Very close to all sorts of amenities (eg. pubs, supermarkets, coffee shops, post office, barbers and hairdressers, etc) , train station a 5 minute walk away, close to beautiful areas to walk, etc. This obviously atracts some degree of ASB and the shortage of parking areas.

How has the building management responded to any problems or issues you have raised:

Building management has been slow, but improved since new manager joined.

Would be good if snagging list was shorter and tackled in a timely fashion

What you see, is not what you get

Design wise, the development looks good however the building management leaves much to be desired. The entryway of our building was picture perfect when the company was offering viewings, however now they scraped everything and its all baren; even the main building door has issues and its not closing properly. The issues we had with our apartment and how the building management acted upon it, not keeping their part of the deal was also very disappointing. It is very hard to get a response from them not to mention getting someone in to fix things around the apartment, issues that need to be addressed way before we were handed the apartment. You can clearly see how little does the management cares about the property now that it has been sold out. There is a lot to improve on this space.

Please tell us about the good and bad aspects of living in your local area:

The location of Watford Cross is super convenient, close to transport links with a good range of local shops & restaurants easy in walking distance. However a big drawback is parking availability. The development doesn’t offer any and you can’t even park in the street since they made sure to enforce fines. The bin collection is good however tenants are careless with their rubbish; often you ll see it all over the place making the inner court very dirty.

How has the building management responded to any problems or issues you have raised:

The building management is very slow to respond to problems raised and you need to email them multiple times for you to get a response back.

Nice design, good quality, good management, any issues getting fixed straigh away , like the design nice, modern , spacious , bin need to walk is underground, no parking awailable but the street is short and narrow, but is quiet no noise could be heraed inside

Shops are clise by, nice restaurants, transport ( bus) next to the house, junction 5 min walk, no parking

Mostly straight away no issues , they respond within 24 hours

Council tax bit too high wich ag the time as was moving in they did not know how much is gonna be.
