Experienced excessive electricity charges despite all-inclusive lease (40+ tenants with similar issues), with no access to meter readings. Faced eviction threats and deposit retention attempts. Encountered security issues, persistent maintenance neglect, and poor communication.

Please tell us about the good and bad aspects of living in your local area:

It was okay aside from the traffic on match days and concert days. A little pricey for the shops and restaurants.

How has the building management responded to any problems or issues you have raised:

Did not fix our water leakage problem near the toilet. It was less than 2 weeks after we moved in, and still problems when we left. Although Vonder stated to us that the issue was fixed.

Please share one thing (or more) which you wish you had known before you moved in:

That Vonder and their staff seem dishonest and have a lack of communication, when it comes to concerns from residents. The high electricity bill issues were ignored by everyone at Vonder. Instead of a conversation with tenants they chose to engage by sending us more bills (again, we had an 'all-inclusive' agreement and they could not define otherwise).

I love the design of my apartment and the main work space area in Fridman house. The facilities are perfect as the Wi-Fi in the communal work space is really good and it’s great having laundry facilities within my apartment and the balcony is lovely too. The apartments really nice and light as it’s glass all along one side. Perfect size for one person. In terms of building management it did take almost a month to get Wi-Fi in my apartment and I’m still waiting for someone to look at my fridge which has had an issue since I moved in over 5 weeks ago now.

Please tell us about the good and bad aspects of living in your local area:

Perfect location for commuting as next to the underground station and lots of local bus routes available. Great being so close to an Asda and a Lidl. Despite being next to the stadium I’ve not had any issues with anti social behaviour or crowding as the big events are well managed with lots of police etc.

How has the building management responded to any problems or issues you have raised:

Unfortunately it took nearly a month to get Wi-Fi in my apartment despite it being highlighted on the inspection before I moved in that the router was missing so I would have liked that to have been installed before I moved in. I also have an issue with my fridge not working properly which was present when I moved in and no one has come to look at it over 5 weeks later.

Please share one thing (or more) which you wish you had known before you moved in:

There is some building work going on next to the building, you can see it from the balcony so shouldn’t have been a surprise but I didn’t really think about the noise. They don’t tend to start work until 7 or 8 am and the windows keep most of the noise out, but you can hear a fair bit of noise if you have your windows or balcony door open when it’s warm.

Design is nice and cozy. Facilities are accessible and well equipped, although the gym could use more advanced machines. Building management is mid as they are slow to resolve issues. The elevators are almost always a problem. Property management is alright. They hold and plan events in the building every month and put posters around the building.

Please tell us about the good and bad aspects of living in your local area:

Location of the development is top: walking distance from station, restaurants, cafes, groceries. When Wembley event happens, the street becomes too crowded and loud and sometimes they block the building's access to the street.

How has the building management responded to any problems or issues you have raised:

Very slow to fix issues raised like heating problems, elevators not working, etc.

Please share one thing (or more) which you wish you had known before you moved in:

Booking a flat through an agency doesn't get you the same rights as booking a flat with Vonder directly.

The property management should be revolutionised and the top management should be held accountable.

The interior facilities such as furniture and kitchen ware are nice. However, the building management and maintenance are very poor. Instead of offering professional support, the management team makes people feel like they are too naive and unsympathetic to manage and understand the needs and frustration of tenants.

Doors can be opened by strangers who have keys to enter. Copy keys exists which fatally undermines the security of living. Unknown horrifying alarm sound from within the flat is made for no reason. Bin collection is badly designed and organised. Lifts are always out of order. Reception doesn’t offer any help in parcel delivery & collection.

How has the building management responded to any problems or issues you have raised:

Very bureaucratic manner and slow response. The support ticket system provided by the app doesn’t work at all. The only thing they do efficiently is organise food & snack events which only enhance the frustration of tenants as their problems of parcel collection, bin collection and unauthorised entry to flats are not solved.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I knew how inefficient and problematic the property management team is before moving in. I wish I knew flat doors can be opened by strangers. I wish I knew the reception is dysfunctional beforehand.

Overall good place to live but management can be better

Development is very good by giving amenities like pool, cinema is big to fit in 25 people at a time. Table tennis with a tv in a room is best part to enjoy with friends. And working space gives better place to have beverages and work. Tullu system is also good

Property is good but management needs to be improved by giving quick response and taking actions. Rest is good
