Design overall is ok. Could have done with a better playground. There isn't a dedicated building management and property management team for Union Square per se, just a central team at Network Homes which looks after a lot of developments. It can take a while for responses to queries.

Please tell us about the good and bad aspects of living in your local area:

Within the catchment of St John Fisher Primary School and Perivale School which are both excellent schools. 5 mins walk to a large Sainsbury's , 10mins walk to Lidl. 10 mins walk to Alperton Station, and 20mins walk to Perivale. But only one bus route serves the area and is infrequent. Close walk to Union Canal.

Please share one thing (or more) which you wish you had known before you moved in:

Network Homes and it's contractors are difficult to deal with.

What is the best feature of your home:

The Amtico flooring. The plastering is done well. All in built appliances are Bosch. Blinds from Labetts are decent. Carpet is nice quality.

Design of flats are nice, however not built to good standard. Hard to get things fixed or anything done by management, took months to get bath fixed that was incorrectly fitted causing mould. Roof has not been cleaned for 2 years, covered in bird poo

Good public transport, not much noise from traffic and ASB, a few street drinkers and rubbish area for parking.

How difficult it would be to get out of shared ownership.

The amount of natural daylight in the property and the balcony

Good property, not too overcrowded, nice little garden space to play with the kids, good cycle storage facilities, building has good security with fon entry required for each door and floor, two lifts for east access to my floor, automatic smart lights

Great location, really close to local amenities, close to tube station, no anti social behavior, good

Entry issues for delivery vehicles, telecom entry doesn't work on lifts

Not too crowded, nice sub-urban feel, good paint on outside

The design and facilities are great, building management was a struggle and when issues was pointed out it did take a lot of time for them to review and answer. I know they are busy but moving home as everyone knows is a very stressful thing to do in life

No real issue other than a lot of fly tipping is done in and around the area which isn’t nice for the local people

Please share one thing (or more) which you wish you had known before you moved in:

The window cleaning was and has been an issue. We pay a service charge for us to wash our own windows. I had to buy myself a kit for this.

What is the best feature of your home:

The layout is the best, including the large windows which gives massive amount of light

Design of building is good. Security might be over kill especially using the fob for the lift. Not being able to open the large gate from inside your place is annoying as trying to explain to delivery drivers they cant come in with their vehicle. Almost everything is wrong with the flats, from simply painting( lack of paint in rooms), thermostats not working, radiators not working and not enough for the size of room. Lights flickering, leaks in kitchens and bathrooms all caused by shabby workmanship, boilers not working, the list goes on. Getting anything done takes months - a year. It took just over a year for painting to be done that was reported before I moved in. Over a year and I still am waiting fir my thermostat to be fixed. Management is an absolute joke.

Please tell us about the good and bad aspects of living in your local area:

We have roughly around 6 local shops within a 4 mins walk and a large Sainsburys 4 mins walk other direction. 17 mins walk from Perivale station and 10 mins walk from Alperton station. Unfortunately only 1 bus serving the building and it can take forever most times. No real noise or anti social behaviour but can get busy on road around school hours as 2 schools nearby. Parking is very disappointing as I spent £15k on a parking space and was told it's for me or any visitors that came. After buying and moving in then I was different that it has to be only me parking there with a var in my name and to my address. I brought the car space mainly for visitors and now as I dont have a car. I was lied to and now wasted £15k. Also we were lied to saying there will be visitors passes but after buying then being told it was a mistake.

Parking situation in which I was lied too. Building looked good on just looking but underneath, the workmanship is soooooo inferior and shabby.

What is the best feature of your home:

Design, close to work, local shops and a beautiful view.
