Overall Uncle Management team is helpful and supportive. But we have learned rent increase after 1y will be more than %6 (neighbours got %12 increase) which was mentioned in the tenancy agreement. Even though there will be underground closure from May 24.

Please tell us about the good and bad aspects of living in your local area:

Many markets such as Co-op, Sainsbury’s, Tesco around. Really close to underground station but beware closure after May 24 between Edgware and Golders Green. Parking inside Uncle Colindale building nice, around ~150pm. No traffic noise but very high noise of construction of Redrow, Colindale Gardens.

Underground closure from May2024. Clear statement of rent increase next year.

What is the best feature of your home:

Brand new building and furniture, maintenance service of Uncle Colindale really good. High quality noise cancelling doors and windows.

Excellent design, very friendly staff. Their motto is changing the renting in a good way. Uncle is trying to be very supportive for its residents. Ok facilities, but general design, and build quality is very high level. However very expensive rents when you compare with other developments in the local area

Please tell us about the good and bad aspects of living in your local area:

Lots of local shop. It’s very close the colindale underground station. Offers private parking with extra cost pm. No traffic noise other than sirens since its very close to colindale police station.

Please share one thing (or more) which you wish you had known before you moved in:

I was expecting 5% increase in rent for the next year but they are asking around 15%!

What is the best feature of your home:

Build quality and furniture quality is very good. Staff is very friendly.

The building is really nice, the design is top notch and very pleasing to the eyes, the facilities are really good but requires some improvement in terms of booking. The building management team is really friendly and really helpful and quick to respond, and then property management we've faced no issues with so far.

The building is conveniently located next to an underground station. It has all the shops you need like small grocery shops and bigger grocery shops slightly a further walk away. Parking can be an issue as it is not easy for delivery drivers to find the entrance of the building.

I wish I had known that the underground is going to be shut down for maintenance

What is the best feature of your home:

New builds, first tenants in. Also having a gym is great.

New build with few attractive features but questionable in terms of value for money

Flats are well insulated which saves a lot of energy and makes it quite nice to live. You need to tap twice to enter the building, which means that residents cannot grant access to visitors remotely and always need to come down to let them in. The booking of communal spaces such as yhe cinema room and hosting room can be problematic and booked out for months

Please tell us about the good and bad aspects of living in your local area:

Uncle Colindale is well connected via the Northern Line but there are few other options available for public transport. At the end of the day, it is in Zone 4 and it means it can easily take an hour or so to get to most places in East or West London. There is a large construction site next door and overall, buildings are placed very near each other which affects lighting conditions and privacy. The building has several great amenities such as the gym room.

Need to pay close attention to the lighting and noise levels of the flats before choosing to move in

What is the best feature of your home:

Insulation. Flats often do not require to be heated in winter

Pricy and fancy new build

It is very fancy as a new building. The communal area is very nice that included movie room, party room, private study/ working space. We also have a podium with BBQ area. The gym is relatively small but well equipped. We have reception and maintenance during office hour which is fair. The parcel room is convenient.

Please tell us about the good and bad aspects of living in your local area:

there’s a lot of Asian food nearby with the Bang Bang food hall. We have big supermarkets like Morrison, Loon Fung, M&S. Uncle is located just 2-3minutes walk to the tube station but seeing it will be closing for construction which would be inconvenient.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I could know there will be a tube station closure

What is the best feature of your home:

A spacious living room and nice view from balcony.
