Well located to access central London however increasing street noise (student flats opened nearby) and issues with bin collection are getting more frequent
How has the building management responded to any problems or issues you have raised:
Rough sleepers took over the bike store despite months of warning from residents and police the security was not sufficient. Took months to resolve once a new building manager took over and tried to help.
Please share one thing (or more) which you wish you had known before you moved in:
The poor soundproofing means fairly normal conversations travel through walls/ducts

DO NOT move into an L&Q managed property. The management of the property is the worst I have EVER experienced in London.
How has the building management responded to any problems or issues you have raised:
I wasted probably hundreds of hours of my life fighting to resolve the MANY issues from the boiler, electrics and safety of the building. L&Q management would continually lose all records of my maintenance appointments and continually would not arrive.
Please share one thing (or more) which you wish you had known before you moved in:
L&Q is the worst property manager, avoid at all costs.

The pluses are the location, easy to access to central London and short walk to tubes. No parking (even moving in or out it's a pain) bin collections are sometimes missed and at times there can be loud traffic noise.
How has the building management responded to any problems or issues you have raised:
Tenants have raised multiple issues with no response

The security issues, Met police have to visit to talk about thefts monthly

The surrounding area is great lots of access to restaurants, shops and Central London all within walking distance. Good transport links Downsides are can be loud traffic if there are holdups on the roads and some shouting late at night. No parking or even easy space for loading and unloading. Bins have sometimes been a problem
How has the building management responded to any problems or issues you have raised:
You need to push to get any resolution. Usual response is "thanks for making us aware" and no further response or action. I think they overstretch staff, and regular checks seem to accept not meeting the standard for years.
Please share one thing (or more) which you wish you had known before you moved in:
The sound proofing in the building is poorly designed so you can hear more of your neighbours then they would probably like!

Please tell us about the good and bad aspects of living in your local area:
The local area including transport links, bars and restaurants is brilliant. Living on our street is extremely noisy - multiple building sites adjacent to my re tam property are extremely loud 8am-7pm 6 days a week. Bin collections are regular but the bin area is often dirty except for food collection which is piling up outside the property. Other tenants smoke marijuana multiple times a day outside which forces us to keep windows closed at all times to avoid the smell.

While L&Q properties appear high-spec in great locations, they are not a landlord I would recommend
Please share one thing (or more) which you would change about your development:
Better customer service when seeking repairs OR better quality basic amenities such as boilers and heating systems. A house this new should not have this many maintenance issues.
