The walls are thin, if your neighbours are loud you will definitely hear them especially if you live in the studio with the pull out bed right by the door. The way the bathroom is designed always makes water spill onto the floors when you shower too so you will constantly have to wipe it.

Please tell us about the good and bad aspects of living in your local area:

The bedrooms facing the train tracks are quite loud and noisy. The windows to help to reduce the noise but it can be quite disturbing.

How has the building management responded to any problems or issues you have raised:

They aren’t as responsive nor are they that much helpful either especially with noise complaints against other tenants.

Please share one thing (or more) which you wish you had known before you moved in:

If you are a light sleeper then this place wouldn’t be a good fit.

Love Tapestry and Kings Cross

Unparalleled design and conception. Fantastic place making. Excellent mix of residential, restaurants, University of the Arts, commercial and retail. Place making hugely important. Excellent transport links for car, bus, tube , train and bicycle (inc. Boris bikes.

Please tell us about the good and bad aspects of living in your local area:

Absolutely love our 12th floor flat in the Tapestry building. Great restaurants, cafés and regular pop up street food. Shops are quite high end, but plenty of food shops though not found any independent butchers etc. The high service costs go toward our red cap security guys wondering around development and regular arts and drama activities.

How has the building management responded to any problems or issues you have raised:

I haven’t had to ease any problems. I d get messages Ron management worried about whether our flat was flooding which was nice. (It hadn’t!)

Please share one thing (or more) which you wish you had known before you moved in:

Our walk to Kings Cross tube is 12 minutes. I had rather assumed it would be less!

It’s ok, not great value for money to be honest

Not enough gym facilities, some of the concierge is lovely, others are quite rude. The property management is absolutely horrendous- Dexters has been utterly incompetent and so rude to deal with. Given how much rent we pay, the value is very average and I expected more.

Please tell us about the good and bad aspects of living in your local area:

Good: Access to stores, dining and transport Bad: Lack of lighting near the canal (it’s really creepy and scary at night), lack of general gyms beyond just St Pancras in the area, the school opposite the Tapestry apartments has very loud and horrible sounds of children screaming sound Mon-Fri (it’s so horrible we considered moving), the constant construction work in the area is frustrating and so annoying.

How has the building management responded to any problems or issues you have raised:

They just ignore me and never get back to be honest

Please share one thing (or more) which you wish you had known before you moved in:

I wish I knew that the building wasn’t as equipped as it seemed to be

Beautiful design, especially of the well maintained podium garden on the 8th floor. Lovely spaces to chill out in on 2nd and 4th floor, and well equipped and maintained gym. Bathrooms are very well designed, and I love the lighting system with lots of different light modes for different times of day and night.

Please tell us about the good and bad aspects of living in your local area:

Excellent range of shops and amenities nearby (aside from Coal Drop’s Yard, there’s also a public swimming pool, nature park and library 2 mins walk away) and so close to transport links. Most of Central London is within walking distance. The only problem is that local restaurants are so popular it’s very difficult to find a walk-in table!

How has the building management responded to any problems or issues you have raised:

It has sometimes been a bit slow to get a response but everything is ticking over well now.

Please share one thing (or more) which you wish you had known before you moved in:

We have been surprised by how much there is going on in the estate year round. We’ve also been really impressed by the on-site security and paramedics. Unfortunately we’ve had to call an ambulance a few times and we’ve usually had someone arrive on a bike from within the estate within a couple of minutes. The concierges in Tapestry have been brilliant - absolute godsend!

The best apartments are in the south facing tower looking over the 8th floor garden. The ones at the back of the tower have terrible bathrooms, the shower is crammed next to the bath and both are behind a glass wall. It takes time for the hit water to come through so you have to stand away from cold water. Terrible design from Johnson Naylor. Hard to believe a professional designer would produce such a scheme.

Please tell us about the good and bad aspects of living in your local area:

The Kings Cross Estate has 24 hour security, paramedics, and Met police. Very safe, public parking in the Tapestry building, estate services look after the estate very well. Lots of green space and the best transport Linus in Europe.

Please share one thing (or more) which you wish you had known before you moved in:

Cannot believe how quiet this apartment is. The 8th floor garden is a gem.

Please share one thing (or more) which you would change about your development:

Needs a wider bath and extra towel rails in en suite.
