The development is good, it would be nice if there was maybe some more communal facilities (eg gym etc) or more parking however overall very happy. I think the design is good, in terms of property management it would be better if there was someone on site all the time to help with smaller issues (said there would be but I am yet to see them).

Local area is good, a few pubs restaurants etc with the overground very close walking distance.

How has the building management responded to any problems or issues you have raised:

Around half, some snags still outstanding for the flat.

To get all snags fixed before builders were off site

Great location and community feel within the development

A well designed building that looks very modern. I really like the covered foyer area that has separate cycle stores. The development has not yet been finished, which is a frustration, and as a result the upgrade of public gardens next door still needs to be completed. Property management has been frustrating, with many new owners being charged different service fees to what was initially agreed, and communication regarding snags can be slow!

Please tell us about the good and bad aspects of living in your local area:

Queen’s Road area is very up and coming, with lot’s of new restaurants/bars opening up all the time! Transport links into Central are decent, with Queen’s Road going straight into London Bridge, and also the option of a 20 minute bus to E&C.

How has the building management responded to any problems or issues you have raised:

The lock on my door was broken slightly and Peabody arranged for an Engie worker to come out and fix it very quickly.

Please share one thing (or more) which you wish you had known before you moved in:

There is an ambulance station on Old Kent Road that uses Pomeroy Street to pass through to South London. It can be very noisy at times, when there is traffic built up and the sirens have to be used.

I like living here

I like the design of the building, there’s a bike store and bin store. It gets cleaned regularly and the security systems to get in and out are reassuring. Property Management could be slightly better, our snags got fixed but other properties have had issues.

Great location, near the station, corner shops and restaurants. Parking available free on the road

They are hard to get hold of at times but our issues were resolved

The flats are very nice and have good storage space. The balcony is spacious and the building is nice. Sadly we found a lot of snags and issues both with the flats and with the building. Signage to flats is wrong which is a nightmare for deliveries. The lift looks like the building is still a construction site and overall finishes are of cheap quality. Building and property management are a nightmare. We can never get ahold of anybody to come fix or rectify issues. Management is basically non existent. Nothing has been fixed since we moved in and they are just unresponsive. They have now increased our service charge without even giving us any notice or a breakdown of where this money will go towards. Service charge especially feels like a big scam.

Please tell us about the good and bad aspects of living in your local area:

The building’s location is great. Peckham is a very lively area and there are a lot of amenities nearby. There is many supermarkets, schools and parks in the proximity and the building has good transport links. The road has free on street parking but it tends to get very busy. Neighbours are amazing and everyone is always willing to help out. The price or the flats was very reasonable for the area and the look of the interior. The bin collection is a bit of a nightmare with not enough recycling available for the amount of flats in the block. We recently experienced parcels theft and flagged it to authorities. Lack of communal facilities is a real shame because we would love to socialise with our neighbours and have no space to do so.

They have constantly ignored us even when we marked issues as urgent. It’s like we don’t exist to them

Great development and place to live - poor property management

The area is great - lots of small independent restaurants and pubs. Lots of greenspace near by and well located for getting in to London and out to the country side. Love the apartment - lots of light and well laid out space. Sadly the Peabody developers are very difficult to deal with.

Love the area, shops restaurants and getting in and out of London are excellent.

Very badly - lots of outstanding problems and issues that I have raised and re-reaised

That the developer snagging list would be so difficult to get resolved
