1 bed flat in Icon building

Aron (Tenant)

May 2023

lifts are very fast but I stayed on 3rd floor so even stairs worked well for me limited parking facilities. Landlord did offer a parking bay but then I don't have a car. There is a place to rest bicycles but I never used it as one can't be to secure i only know of the 1 bed ft i stayed in. It's ideal for a couple . Many IT people from abroad stay in the building so there is a communal feeling

Please tell us about the good and bad aspects of living in your local area:

Fantastic location: stones throw from station, sainsbury's, restaurants, take aways very good for bus connections. by train to city only 10/15 minutes by bus to holborn about 40 minutes by cycle about 20 minutes

How has the building management responded to any problems or issues you have raised:

depends on the concierge working on the day. My landlord dealt with issues promptly

Please share one thing (or more) which you wish you had known before you moved in:

only one fob is provided.I would need to leave deposit for extra fobs

Nice locality with all basic needs available with in foot steps

Satheesh (Tenant)

Verified Resident

Mar 2021

The building is well maintained by the management. They do take good care of it by doing regular maintenance and cleaning of common areas. The building is well secured and has round the clock caretaker. It has 4 lifts which are very spacious too, probably the best in the locality as all other building that I am aware of has very smaller lifts and less in number too. It has a spectacular view and even the big ben can be seen.

Please tell us about the good and bad aspects of living in your local area:

umpteen shops for all essential needs and of all ranges. Very close to train station and have good connectivity. Parking is a problem, even the building doesn't have parking for the residents, which makes parking a hustle for friends and delivery guys.

Please share one thing (or more) which you wish you had known before you moved in:

Except for the non-availability of parking lots nothing much to complain about.

Please share one thing (or more) which you would change about your development:

Having a parking lot would be nice. And a kids play area would be good to have.

Avoid this Property and save yourself Guaranteed Trouble

Jashanjeet Singh Bitta (Tenant)

Dec 2020

Filthy and poorly kept, low standard for rents charged. At these costs much better options available. No onsite maintenance staff support paying high rents for nothing. Staff onsite wash their hands off the flat tenants concerns. Most landlords and agents and property management here are waiting to fleece tenants.

Please tell us about the good and bad aspects of living in your local area:

Location is the only thing okay, it is convenient to public transport and shops. Rest is very bad. Very low standards for a private rent property. Bad cleanliness and maintenance. Most tenants are Asian(Ind, B'desh or Pak origin), Lots of issues with landlords and agents taking advantage of the working class tenants on work visas in the UK. Watch out as most landlord and agents and property management here are waiting to fleece tenants.

Please share one thing (or more) which you wish you had known before you moved in:

No on site maintenance. Property management staff on site say they do not maintain flats only common areas. They are rude, ill mannered and act like agents of the Landlords. Charge heavy prices for any minor service. Too many repairs and issues in this property. No one seems to be wanting to fix it and ends up as a liability on tenants. Very avoidable.

What is the best feature of your home:

Other than location nothing. Most tenants have landlord agent issues. Filthy and badly maintained property. Charging high rents for nothing. Tenants end up paying for maintenance and repairs.

Third world mafia in Greater London

Samuel T (Tenant)

Nov 2020

Office space converted as residential slum. Landlords are cons. There is a mafia type connivance of landlord-agent-property management to take tenants for a ride. Never rent from this property. Landlords never maintain or address any issue. The property management staff are thugs who BULLY and work for the Landlords.

Please tell us about the good and bad aspects of living in your local area:

Horrible maintenance. Worst property management. Charging market rate rents to tenants and providing third world services. Private landlords abuse the system and tenants in this building. The property maintenance by "Island post" is a joke. There is a mafia type connivance of landlord-agent-property management to take tenants for a ride. Never rent from this property.

Please share one thing (or more) which you wish you had known before you moved in:

Property management staff are Thugs. So are most landlords here. It is a trap to working class tenants.

Please share one thing (or more) which you would change about your development:

Council should intervene and take over this property. Tenants are exploited and abused here as most are Asian workers.

Average amenities for average price

Bas (Tenant)

May 2020

Rent is average as is its architecture, good for families but many amenities are missing such as gym, parking etc. Its near TFL and many grocery shops are reachable within a mile distance. Maintenance is a not that good. Good part is it has 4 huge lifts so shifting your luggage won't be a problem.

Please share one thing (or more) which you wish you had known before you moved in:

It's good for beginners who came to UK just now. But you can't stay for more than 2 years.

What is the best feature of your home:

Master bed room is really good and you will get nice veiw of TFL feild side high street view.
