Worst place collective old oak

Ben (Tenant)

Jun 2023

Very old. Dirty and smelly. Un cleaned and unhygienic. Smells very bad. No security. Rude administrator. In proper management. The social places are in bad shape. All the residents are moving out. I am sure they won't be coming back ever. Do not waste your money.

Please tell us about the good and bad aspects of living in your local area:

Anti-social behaviour. Traffic noise Construction noise. Rude administrator Lazy concierge. Unclean and bad maintenance.

How has the building management responded to any problems or issues you have raised:

No answer or very delay reply. Tentative time to reply min. 6months. Scam. Taking super high rents.

Please share one thing (or more) which you wish you had known before you moved in:

Unhealthy Sad and disgusting administration. Admin try to rule your living like a hostel life.

The collective old oak - Worst place to live in London. Do Not waste your money. Listen to us or you will regret.

Design is good but very badly maintained. The common place are not cleaned for ages. The photos that you see of the facilities are old and were taken when its was new. Now they all are broken due to poor maintenance. Building management is Dumb and unprofessional. when they don't understand how to resolve an issue all they do is send an eviction notice to the person complaining. They do not even support if there is any theft of property. Very selfish, self centred and greedy ppl. Do Not waste your time and money in here, at least for the give time as you will regret it as most of us do.

Please tell us about the good and bad aspects of living in your local area:

The Collective Old Oak - Worst place to live on the planet. Rooms smaller than prisons. Staff are the worst people. Amateur and zero experience and if you take any problem to them, all they ask is to leave the place or they will give you a notice to vacant within a week and do not pay the deposit. for the sake of events, they only do Drinks, and if any food is provided then the food quantity for 10-20 is provided for 600ppl and then the remaining ppl are told they are late. They think they can do what they want and if you raise any complaint they send an eviction notice. The Events and all the big thing they say... are fake as 99% of the events are done by the ppl for the ppl. Even after reading this, if you want to live in here, you will regret. Live anywhere but don't live here atleast until the above named ppl are working in here.

How has the building management responded to any problems or issues you have raised:

They would ignore it for a couple of weeks from reporting and then when you will go to report it, they will rather send an eviction notice.

Please share one thing (or more) which you wish you had known before you moved in:

When I moved the management staff was real good but the new staff this year is stupid, unexperienced, disrespectful and under qualified for the job. Only the people in here are good but they all are leaving by Oct'22.

The building looks cool on the ground floor & tour, but the room is nothing like the showroom. Snot wiped on the walls, everything damaged and broken. Heating didn't work. Door didn't lock, staff entered no notice, left room open all day, with all my bank cards, laptop, etc there, door swinging in the breeze. Noise all night from hallway and surrounding rooms, despite being assured it is soundproof. No space in communal kitchens to put anything at all. When I had covid requested for mail to be brought up, never happened. Living off Huel as the kitchenette is too tiny to have food and things to cook with. On industrial estate, rough area, trains always cancelled from this station(12 mins away). Only 2 lifts, they take forever to get in and out the building. Fire alarms constantly going off (sometimes several times a day). As you go higher in the building it is quieter, rooms are in slightly better shape and facilities are nicer, but also gets hotter. Come in to 27 degree heat every day in April. Window only opens a crack. Probably so you don't jump out. Would love to move out but can't leave unless someone takes over the contract for this room, with damaged walls and stained mattress. Has events most nights of varying quality, but usually with free booze, so here is where I make my rent back and probably drink myself to death to escape.

Please tell us about the good and bad aspects of living in your local area:

Knew it would be & pricey, didnt expect dirty, damaged & unsafe. Rife with thieves, staff don't care. No parking anywhere (even to move in), 1 ok but fairly expensive corner shop. 1 restaurant which is not part of business. You have to are a 5 min walk around the back of the building to take out your rubbish.

How has the building management responded to any problems or issues you have raised:

Took 1 month and threats of legal action to be moved to a slightly better room, my stuff got stolen from the laundry room and they refuse to view the cctv, let me view it or take any action at all. If you ask anything at the desk they say to send an email, if you email you get ignored or fobbed off. Total shambles

Please share one thing (or more) which you wish you had known before you moved in:

When you tour they set people up to say hi and be friendly. It's not like that. Some people are ok, but you'll probably only ever see the same 15 at anything. The show room is nothing like the room you'll be given.

Things take long to be sorted, most things eventually do

Sol.eth (Tenant)

Things take long to be sorted, most things eventually do. Can understand that some things are out of their hands or are just taking longer. Price for what you get is a bit too much. It’s probably similar price to a one bed room flat much bigger than what we are offered here. People are friendly sometimes a bit too much. Facilities are very good especially the gym. Rooms get cleaned and always in good condition.

Please tell us about the good and bad aspects of living in your local area:

Best thing about this Place was Abdo who managed to sort me out with a place here at the collective. Straight to the point and direct. Moved quickly to secure me a studio.

How has the building management responded to any problems or issues you have raised:

Yes they are willing to help and want to help. Sometimes support is not working properly so can be frustrating. But all good .

Please share one thing (or more) which you wish you had known before you moved in:

How tiny the rooms were and about an incident that happened on the 2nd floor terrace. Definitely should have been told.

sales team was dishonest

Mohamed B (Tenant)

Apr 2021

this is an awful experience for me because i felt that they fool me into this. I was living in this tighny space with my partner and 2 extra meter makes a lot more different but they are not considerate of how many they allocate these larger studios. at least they can be more open with their policy. Also i meet many tents who say that they choose their studios. I found it so dishearten after living at the collective for more than 6 months.

Please tell us about the good and bad aspects of living in your local area:

The sales team was dishonest . for instance they promise me with 14m studio in top floors but shortly before moving to the studio they refuses to give me that studio suggesting that they are against such policy. It is not only that they give me a studio at the lower floors but also they give me a smaller studio 12sq m and they argue all studios are the same. to my surprise I found there are 14 sq m studios that they keep.

How has the building management responded to any problems or issues you have raised:

they promise to give me another studio but nothing

Please share one thing (or more) which you wish you had known before you moved in:

that they have different size studios
