Take note of every bad review and red flag you see about this development company (and each of their subsidiaries and sister companies). They are conmen who take advantage of first time buyers with schemes like Help to Buy, and the process of constructing new build developments that the council only need to sign off proposed plans for. They cut corners wherever possible with unqualified labourers and cheap materials. Their finished homes are unsafe and unliveable and would never pass building control sign off. Our homes do not have any insulation, sound proofing or fire stopping measures. They are freezing cold, damp, and leaking, with roofs caving in, dodgy electrical works, and insufficient drainage systems. Ourselves and our neighbours have spent the past 1.5+ years trying to get them to remedy serious defects and they will try every underhand tactic possible to shirk responsibility. Including sending unknown men to our homes to harass and intimidate us and do the same to third-party companies who are brought in to carry out assessments and report on serious defects. Avoid this company and their shoddy developments at all costs, they’re a bunch of crooks.

STAY AWAY FROM THIS COMPANY. Staggering lack of understanding of the emotional investment in buying a new property. Appalling communication. Frightening attitude towards safety of buyers. We have been asking for an electrician for weeks - as everytime we use our water the lights flicker. Last night all our power cut out, we had smoke in our living room and when we called IPE emergency helpline, we were told there were no electricians available and to ring the fire brigade. 6 months delay in moving in. (Our initial mortgage offer ran out) Charged for things that don't exist (non exsistant bike shed) . Extremely poor finish throughout. Not boutique more like botched. 90 point snagging list. (Which after being in our property over a month very little have been addressed). This company is all smoke and mirrors with very slick advertising. If you're considering buying a property with them DON'T. It's been the most stressful year of our lives. With no light at the end of the tunnel and the stress not seeming to end any time soon. For your health and safety, peace of mind and the excitement and happiness that should come with buying a new build STAY AWAY from this shambles of a development company.
