The design of the development is good. Depending on the builder depends on how close the properties are to each other. Most of the sections are unusual shapes, which helps with spacing for houses. If you get in early and happy to buy off plan then you have plenty of plot choices. But then be prepared to wait and for delays for your house to be ready and then delayed again! The snagging for me was delayed due to covid and nearly 3 years later, still waiting for stuff to be done and I know I am not alone on that one. At times after heavy rainfall there is a nasty drain smell for a day or two. Most areas are well maintained and Stirling are good at getting stuff sorted which is reported. There was initial problems with ground maintenance but this has improved.

Please tell us about the good and bad aspects of living in your local area:

Really beautiful development and very close to Almondell Country Park. New primary school has opened and cafe on site. The location is very handy for Livingston and Edinburgh but can be busy to get through East Calder at certain times of the day. Really good community and very friendly. The Calderwood committee work to give residence a voice. Could have more activities for kids. There are two parks and both can be busy at times. There is some noise from planes going over head but you get used to it (and not as bad as some areas in Livingston). Post office, shops, doctors, dentist and a few small shops are within a 10-15 minute walk. Football pitches and additional parks are also a short walk away.

Be prepared for delays with your move in date if buying new.

What is the best feature of your home:

Lovely looking house, nice plot with a south facing garden (which is lovely when the sun appears.

For a new-build development it is surprisingly spacious around/between the houses. Some of the public walkways get a lot of overgrowth and could be better maintained. The cafe and delivery service is really convenient. The new school looks great and seems easily accessible.

Close to village centre amenities. Big open spaces and easy access to country park. Good bus links and easy access to airport.

For homes designed for families, the internal walls have poor noise control properties.

What is the best feature of your home:

The available space in the back garden has been our favourite feature.

snagging completion and management has been awful

Design of the houses is good. However snagging completion and management has been awful. No one is replying to emails, you have to constantly bug the site manager to get anything done. We also had our site manager change after 6 months and no one told us. Terrible handover.

Good open spaces, but good delivery struggles to find the address. Can’t order off just eat

This is a really lovely area to live in. Neighbours are friendly and supportive it’s has a really great community feel. There are a mix of ages living here, lots of families with young children, older people downsizing and those in the middle too. The residents committee is really active and organises events throughout the year for everyone to enjoy.

Great local amenities with a doctors and dentist close by, hair dressers, Tesco, a library, beauty therapists, and schools all within easy reach.

There is nothing bad that I wish I’d known before I moved in, perhaps the only thing I wish I’d known is how much I’d enjoy living here!

What is the best feature of your home:

I love the space we have, the house is really family friendly and we have a big garden.

Great place to live!

The overall development is a lovely place to live. It’s designed in a way that all the houses (no matter the developer) are linked together via paths and although they’re all slightly different, the style of houses are the same. There are multiple children’s play parks and a great cafe in the centre of the development (who also deliver). My only negative comment is that the factor is not that great. They don’t respond to emails very often and don’t always cut the grass when they are meant to.

Please tell us about the good and bad aspects of living in your local area:

The location is perfect. It is a 10 minute walk to the lovely local pub, to the mini Tesco and to the post office and takeaways etc. The train station is a 2 minute drive/25 minute walk away, which goes to either Edinburgh or Glasgow. The bus into Edinburgh takes 30 minutes and there are three different bus stops in the Calderwood estate. Parking is not an issue and bins are collected weekly, as normal. Very quiet throughout the whole estate.

Please share one thing (or more) which you wish you had known before you moved in:

The gardens are always smaller (per metre) than they “estimate” before you move in.

What is the best feature of your home:

The character that 3 floors provides - and the additional space because of this.
