Good Design but could’ve been executed better

The design and layout of the development is good. We had some issues with Kier regarding our completion date which was put back 3 times. Upon moving in we found quite a few snags which was expected and the majority were addressed quickly. The finish on fittings also left a lot to be desired... We did have our patio and garden flood following rain which required some more drainage putting in. We had to have some remedial work done on the roof near the flume where a tile had slipped and also on the boiler as it was found to be unsafe following an annual service!

Please tell us about the good and bad aspects of living in your local area:

Ibstock as an area is lovely. Plenty of amenities, a decent sized coop along with a couple of smaller shops. A number of pubs and eateries as well as good transport links and education facilities.

How has the building management responded to any problems or issues you have raised:

Generally the response from site regarding remedial works required has been good

Please share one thing (or more) which you wish you had known before you moved in:

Knowing to check absolutely everywhere when doing snag lists as it would’ve possibly saved the amount of remedial work required further down the line

The property is a great size with full double rooms

One of the main reasons I purchased my property (oakford) was the design. The property is a great size with full double rooms (no box bedrooms) and a great downstairs layout. The large double garage is another great feature. Initially I suffered with a number of property issues some of which were fairly major. Some took ages to get repaired and some where relatively quick however all were rectified to a good standard.

Please tell us about the good and bad aspects of living in your local area:

Ibstock is well placed if prepared to travel. It’s within 30-40 minutes of Leicester, Nottingham and derby. However public transport links are not great. Busses are not very frequent and require multiple changes to get anywhere. Ibstock itself has a few small shops that are ok but could be better. The street and estate are relatively quiet with plenty of off street parking.

How has the building management responded to any problems or issues you have raised:

As above. Issue rectification was mixed. Some major issues took a long time to be rectified however most issues were fixed to a good standard:

Be prepared for snagging and be persistent. Issues have been rectified but some took time and a lot of pestering the developer. Developer customer service was very poor but the contractors did a good job of the repair

Good but needs improvement

The design of the roundabout at the start of the development is dangerous and there are many near misses. This is due to a number of factors like speed, visibility and position of the roundabout. I have a 3 bedroom house, but parking for only 1. Parking across the development is ok through neighbours agreeing things but designed parking is poor. I also requested a double oven but this was not an optional extra I could pay for. I am still awaiting the road to be built up which had been told to residents it would be done 12 months ago. I was also told construction vehicles wouldn’t drive outside my house however they do. My house is too close to the main road with no noise reduction possible. Having moved in privacy in Lounge and Kitchen is infringed on due to positioning. Customer service are good, and generally had no issues. Lewis Close is quite narrow and struggle to turn cars in and out at the same time. Could’ve done more about the ‘park’ or install new equipment to the park and green area which is 100 metres away. Design of the side of the house could’ve been managed designed better as it’s wasted space and they just put large plants to fill the gap. Had they not have installed a street light in future (or when built) this space could’ve been used as a car parking space.

Please tell us about the good and bad aspects of living in your local area:

Road Links in the area are good, however transport links in the area are poor. No local railway stations, bus links are poor. Parking could be improved upon. Bin collections no issues. Street lights too close to houses so lights shining into bedrooms. At the front of the development traffic noise is bad, made worse by the road quality, some of this is due to speed but the design of the road about is dangerous. Bedroom 2 of my property window cannot be open when trying to sleep due to traffic noise. Open spaces, there is several open spaces in the local area. The ‘park/playarea’ installed by the builders is abismal and laughable. There are no local bars or many restaurants. There are some local pubs which are not part of a chain.

How has the building management responded to any problems or issues you have raised:

The customer service department were very thorough with dealing with any issues and have sent people to fix issues. However they still haven’t sorted out the road which was told to residents would’ve been done 12 months ago.

Please share one thing (or more) which you wish you had known before you moved in:

I decided not to have the developer instal flooring due to costs as it was expensive, however I would now tell myself to have the developer install the hard flooring as this then is part of the guarantee, it’s ready for when I move in and getting a good reliable tiler proved difficult whereas if it’s not 100% the builders have to sort it.

Good place to live

Design is really nice but homes could be bigger and garden is not big enough people are parking on the Street so i guess not much parking space could be better if people use their driveways but it is good place to live

It is lovely place to live but the only issue is our springfields playground it is not suitable for all age of children

Every time i had issue i receive quick respond and help

the lawn is terribly wet with standing water

Garden has been designed so that neighbouring properties drain rainwater into our back garden so the lawn is terribly wet with standing water. Development have been appauling with fixing snags it's been a nightmare. This is our first house we've ever bought and we're happy with most of it, but figure that's because everything is new and shiny. Semi detached walls are very thin and we regret not buying a detached. Garden is overlooked a lot which wasnt obvious when we bought as they hadn't built the surrounding houses. Still very cautious about electrics as they hadn't even earthed a couple of our metal light switches. Had to get an electrician to run a new cable out to the garage as they hadnt bothered to do it properly. Overall we're terribly disappointed with the management and customer service and a lot of issues.

Development listed immediate neighbouring houses as shared ownership, later turned out to be council houses and we've had antisocial and noise issues ever since. Would never trust to buy from Keir again. Street is small so not great parking for visitors. Area is not great for bars pubs shops etc, but that's fine as we knew that when buying. Development is located right next to countryside with lots of great walking routes.

How has the building management responded to any problems or issues you have raised:

Terribly. Extremely slowly, unhelpful, unprofessional, and at times, rude.

Please share one thing (or more) which you wish you had known before you moved in:

I would of liked the developer to not lie about the neighbouring 'shared ownership' houses on the site map. This has caused regret after they later sold them to the council and we now have a lot of antisocial behaviour, noise, and cars driving fast up and down the road.
