The people used to manage the on site maintenance have no consideration for the residents and don’t clear up properly after themselves. Management of snagging and property issues are very slow to resolve problems and when they do things still aren’t done to a very good standard

Please tell us about the good and bad aspects of living in your local area:

Very unhappy with my property. Lots of snagging issues. Many aren’t just snags, but more major issues. It seems that the contractors don’t care about how bad their work is as long as they are being paid. People working on site are very rude with lots of bad language and swearing. Terrible standard of materials used in the construction and Head office not very good at getting issues resolved.

How has the building management responded to any problems or issues you have raised:

Extremely slow at sorting issues and still not to the standard expected

Please share one thing (or more) which you wish you had known before you moved in:

I was told that the quality of the kitchen/bathroom/appliances was excellent when in reality they all appear to be very cheap and nowhere near as good as I was expecting. Examples being that some of my SMEG appliances have been unreliable and needed repairs, the kitchen is poorly fitted and not very good quality and the Roca bathroom is terrible, with both toilets not flushing properly and the bath being made of very cheap plastic.

The development is well laid out and doesn’t feel crowded like some new builds. I have a corner plot so lots of space around me. There are plans for a school, health centre and play area on the development so there will be great amenities on hand

Radcliffe has a wide range of shops, cafes, pubs along with doctors and dentist and post office. Great dog walking routes. This development is on the edge of the village so is about a 15-20 min walk into the centre or a few minutes by car

How has the building management responded to any problems or issues you have raised:

Promptly and efficiently - all snags have been a ruined or are scheduled

Please share one thing (or more) which you wish you had known before you moved in:

Order your green bin straight away the delivery timeline is longer than advised and the new grass needs regular cutting

Brilliant house and location

We are very happy with our development, the design of our building is fantastic and gives us plenty of living and entertaining space. We are especially happy with our garden which is very private and allows us to enjoy the space. All of the finishing has been done to a high standard and we couldn't ask for more. The only minor drawback we can think of is that the drive is a double drive where you have to park your vehicles one behind the other but this is a minor problem.

Please tell us about the good and bad aspects of living in your local area:

The local area benefits from a range of convenience stores in Radcliffe on Trent. There is also a very nice pub/restaurant only a 5 minute walk from the development. Local transport is average (trains to Nottingham are not very frequent), but there are regular buses that travel into Nottingham. Easy access to the A52 makes it convenient for travelling anywhere by car. Living on the Street is great, no problems with parking or anti-social behaviour. The area is very peaceful being on the edge of the village.

How has the building management responded to any problems or issues you have raised:

After sales have been a little slow in getting around to fixing all of our snagging list. The snagging list has all been very minor and nothing that has caused any concern. However all the problems are being fixed and no issues have been caused by this so generally very happy with this process.

Nothing comes to mind that we wish we would have known beforehand.

You get a lot for your money when comparing to other developers. For example, Hive heating, turfed Garden, bike shed, built in wardrobe and a good sized bedrooms and garden. William Davies have been great so far, from the initial sale with Charles and Marie to the ongoing help with little issues that may arise. The only design flaw is the kitchen which doesn’t optimise space.

Please tell us about the good and bad aspects of living in your local area:

Radcliffe has an excellent variety of local shops only a 25 minute walk away including a Co-Op, Tesco and Costa. Train station is only a 15minute walk for a short commute into Nottingham. Off-road parking is great for the majority of houses.

How has the building management responded to any problems or issues you have raised:

Yes we’ve had issues on a couple of occasions which were dealt with quite quickly and efficiently.

Please share one thing (or more) which you wish you had known before you moved in:

There isn’t a lot of space for a dishwasher which is disappointing in the time we live in.

A well looked after estate with great spatial planning. Plots are well situated with ample parking which ensures the estate doesn’t suffer from the typical crammed feeling of a new estate. Properties are well constructed with great customer service should the need arise.

Please tell us about the good and bad aspects of living in your local area:

Turn left and you’re in the vale of belvoir, right and you’re in west bridgford and Nottingham. Great bus routes and easy links to all major roads including m1/a52/a46/a1. Perfect mix of local good quality and good value shops with plenty of places to eat and drink within walking distance of the development.

How has the building management responded to any problems or issues you have raised:

Continued great service and attitude. Well organised and approachable.

Great customer care and quality with a great community feel in the estate.
