The Plimsoll Building is fantastic. Feels like a modern hotel inside, along with friendly concierge to make it feel like home. Bike rooms, easy garbage disposal on each floor, and high spec apartments make it an excellent living space. We’ve had some construction recently, but this will be done soon and the building will be back to its beautiful self.

Please tell us about the good and bad aspects of living in your local area:

Great restaurant options make it easy to see friends during the week or otherwise. Coal Office for locals. Dishoom for foreigners. Lightermans for everyone. Love the parks nearby, some small and some larger. Very clean, with loads of recycling bins. They even have poop bags for dogs, which shows how much they understand the residents.

How has the building management responded to any problems or issues you have raised:

We haven’t raised any issues recently, so I can’t say much here.

Please share one thing (or more) which you wish you had known before you moved in:

The council tax is quite high but the heating costs are lower than usual because of the eco-friendly building design.

Good area but too noisy.

Some facilities are still under construction like the garden area. The overall facilities are good, the concierge people are very friendly. BUT something needs to be done about the noise and scaffolding in the building. The sound proof glasses are not enough in our flat to keep the noise from bothering us during work meetings and while sleeping!!

Please tell us about the good and bad aspects of living in your local area:

The area is great as you have great amount of choices for hanging out, food and shopping. But there is too much noise around the area and especially in our building which starts from 7:30 AM.

How has the building management responded to any problems or issues you have raised:

I am still not sure when the construction work will be completed they should update us more often.

Please share one thing (or more) which you wish you had known before you moved in:

Once the noise and scaffolding issues have been fixed I think this would a perfect area to live in.

Love life at Plimsoll

The building is managed impeccably. There is an efficient concierge service. The car park is easy to access as is the garbage system. I tend to enter mainly through the car park entrance as that is more convenient so I don’t get the full benefits of the beautifully designed front entrance. The common parts are always kept clean.

This is a unique part of London which has been enhanced by thoughtful development. I love living here, just do t like it that the secret is out!!

The building management have always been very helpful

Plimsoll is well designed and a joy to live in. We also benefit from Argent being a very responsible and far-sighted developer, who is crucially thinking of the wider picture for the developments role in the community. Facilities are good , and life is made to be very easy for residents here with 24hr concierge , good security in the building and the surrounding development and plenty of parking availability for guests and residents.

Please tell us about the good and bad aspects of living in your local area:

Kings Cross is an incredible place to live , and N1C is a real oasis . It’s surprisingly quiet as we are quite a way from any main roads in Plimsoll, and we have the great landscaping , shops, restaurants, facilities that are here in the Redevelopment zone , as well as views over the Canal.

Please share one thing (or more) which you wish you had known before you moved in:

Surprised how amazingly easy it is to get everywhere - can walk to the city or west end in 20-30mins , tube there in 5mins - pretty much everywhere in London is accessible in 30 mins or less- and of course when we can, go to Paris ( or even Nottingham to watch my football team ) in a couple of hours .

There is still considerable building work going on in the redevelopment zone ( including the new theatre that we are excited about) , but this was always known about when we purchased so we have no complaints.

I absolutely love the Plimsoll Building - it's light, beautifully designed, and modern, with facilities like a gym, a winter garden with 12th floor balcony, a reading room with piano, a conference room, and more. Apartments are well spaced and specced, and the fittings are all top class: down-lighting that's stunning (and nourishes plants), built in dishwashers, and heated mirrors in the bathroom so they don't steam up. The designers thought of every little detail. The building is wonderfully maintained and is stocked with friendly concierge staff. I love it here.

Being so close to Coal Drops Yard the area has a great selection of upmarket shops and many great restaurants. With the regents canal so close there are lots of opportunities to go for runs, or walks, and there are a few small parks (Gasholders Park is great) for walking dogs or picnicking in.

Please share one thing (or more) which you wish you had known before you moved in:

The council tax is on the higher end of the scale (£150-200/month for a 1 bedroom), so one definitely pays for the nice area we're situated in.

Please share one thing (or more) which you would change about your development:

We've really struggled to get our landlord (actually the managing agency) to fix our dishwasher. It's been 6 months of emails, and nothings actually been done.
