Building and flats are great and quality generally seems good, been here almost 3 years now and no serious issues arisen, if buying new build just check everything for snagging problems to report to developer. Property management is fine but the developers need to finish the completing the project as the worksite has been going on for years now after it should have been completed.

Please tell us about the good and bad aspects of living in your local area:

Decent enough area with amenities nearby, very close to town and public transport links. Shops are close enough but can be a bit of a hassle. Anti social behaivour is on and off, seems to go through patches with issues but this generally gets addressed

How has the building management responded to any problems or issues you have raised:

Quick responses and issues are usually resolved in a timely manner

Please share one thing (or more) which you wish you had known before you moved in:

Can't think of anything obvious, the development is still being built and doesn't appear to be finishing any time soon which is frustrating.

Great as a first home!

I was impressed with the development design from seeing the first photos of it - it really is a lovely looking development. The 3rd and final building does need finishing still though, and has been paused for months now, but I understand there are some issues there which Inland are sorting. Same with our community garden space in between the 2 finished blocks - years that this hasn't been finished, yet it's so close!! So when this is finally done it will look lovely and be a great place to go in the summer. So in terms of design, great, but property management it does need completing ASAP now as it's been too long that we've been waiting for a simple, promised garden which we keep being given new dates for completion yet they come time and time again come and go! Minus this, all is good.

Please tell us about the good and bad aspects of living in your local area:

There's aren't local shops, bars and restaurants on our doorstep, but they are only a 10 minute drive away in Southampton City Centre and there are some lovely bars and restaurants only a 5 min drive away in Ocean Village, so we don't have to go far to find some great places to go! Local transport links are all pretty good going, only downside is the lack of parking around the development - most people have 2 cars despite knowing there would only be space for 1. So as you can imagine, this can cause a few issues but nothing major. Bin collection is all good, there is some small crime i.e. car doors being tried regularly at night, but as long as you keep your doors locked and nothing valuable on show you shouldn't have any problems. A great amount of green space out the front of the development too which is great for those with dogs - they're always out chatting away!

How has the building management responded to any problems or issues you have raised:

Yes, most of the time they got back quickly but there were times I had to chase and chase for things. Some I gave up on which I'm now wishing I hadn't i.e. my bath edge wasn't quite lined up when I moved in which I raised but no one came or did anything so I gave up. Now of course, it's gone a bit funny there so I could've really done with them sorting it back then as a snag. There's only so much chasing you can do though.

That the garden would still not be completed after almost 3 years of living here.......

I feel a lift would be beneficial, my partner had a knee injury and could not manage the stairs. I have had problems opening the bin storage on occasion. It would be great if there could be a place for parcels to be left. I'm unable to order anything large as there is no safe place.

Parking availability is a struggle for guests, it is difficult for them to find somewhere. The local area could be much improved, it is messy and rubbish is everywhere. I have had my car broken into.

How has the building management responded to any problems or issues you have raised:

I have not had to raise any issues, however previously they were good.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I knew they would build more flats so close.

Love the flat, very modern and has all the relevant appliances needed i.e fridge, oven dishwasher. Communal areas are clean and people are nice. Gateway the property management company love to say no and are quite poor in resolving issues. Inland are slow at resolving issues but tend to get the job done.

Very close to city centre which is great, a park and field on the site. Only receive 1 parking space so that can be an issue

How has the building management responded to any problems or issues you have raised:

Yes. We had a few snags which needed rectifying these were completed just in a very slow fashion.

How poor Gateway are at communicating / resolving issues.

The development is no bad quality overall, however the management is so bad that they fail to fix little issues. We have some roof leakage in the 2nd year, which took long to fix, and despite us being on warranty period they refused to replace the damaged carpets in common areas. The management company doesn't deserve even 1 star. They only want to make money. Cleaning is not done properly, carpets have never been deep cleaned despite us paying for that service, windows are washed, but sometime the skip some flats or floors. We have a lot security issues, and management refuse to take action. The door lock have issues, but not fixed after so many years.

The traffic conditions can be difficult, depending where you go. If you drive to/from Bittern/Hedge End it is all fine. However, if you drive to centre it is not that straight forward, as from one side you can't turn right to drive directly and from other you have a level crossing with possible 10-15 min waiting time. Driving from city centre is also fine, but could face traffic in pick hours. The bad thing for area is that it attracts a lot homeless, drug addicted and other antisocial elements. There is a lot of small crime such breaking into cars and stealing bikes from bike stores. The child playground is also not that good for such developments, the council's are much more better.

How has the building management responded to any problems or issues you have raised:

The management company is not responding until you call them 10 time or more, write emails and ask your neighbors to do so many time. If even you reach them, they will do nothing or worse. IF they do something, then expect to see huge extra bill for your service charge.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I new about management companies, I believe I would buy a different property where the management company is doing is job properly.
